I know there have been a thousand posts on this, but all saying how bad it is for LL's, how everybody is getting out.

If you really look at it - it actually changes very little.

If there were not such long delays in the court system I would agree with you. As a landlord, that makes me nervous. That said I've no intention of getting out of the market just yet, and I am a supporter of the bill. If I was mercenary Id be pleased it's pushed rental prices so high by driving so many competitors out of the market but my business model has always been about getting and keeping good tenants.

That's the business model for 99% of Landlords. Anything else is hyperbole.

Good tenants are like hens teeth in my 30
year experience. Sold up in January because of the new act and generally being sick of the goady entitled fuckwits who I had to deal with as tenants.

Sorry for you. In over 20 years of renting (2 properties) I've only ever had one set of bad tenants.

I'm a landlord and yes it doesn't change much at all.

The change I think is unfair is that if you try to sell up and it doesn't sell you have to wait a year before renting again. I've put mine on the market, it's been 4 months now and no offers ( market is terrible).

Well if it were, why would the bill be necessary? We'd all be caring for our properties, getting good tenants in for a fair price and that would be that.

it doesn’t effect good landlords as they were already doing all of it piror. Its the shit landlords it effects.

The law was the idea of the Tory government. It was shaped by them.

My job involves sourcing Rentals for Tenants so I am all in favour of Renters rights BUT the unintended consequences of the changes has meant that up to a third of Landlords have either sold or are considering doing so. One large Agent I know in a big city has lost over 30 properties off their books this year.
There are simply not enough Rentals to go around in most areas and nobody who doesnt spend most days trying to arrange viewings can convince me otherwise. For my clients I usually show them 6-8+ properties and at the moment its between 3 and 5. That just to view, then there are up to 5 people chasing each one at application stage
My clients are all professionals with good salaries and steady employment and no adverse factors, plus I have relationships with The lettings Agents
How ordinary people manage I have no idea.
Stronger rights for Tenants are no use if they can't find a property
I imagine it will all settle down and large commercial Landlords like Lloyds Bank or Hedge Funds will take up the slack but for now its really tough

But that's not true. Renters can no longer be evicted for requesting repairs, or to allow greater rent hikes or find they've moved into a property 1 month only to be evicted because the landlord wants to sell 6 weeks later.

The main concern is what happens when tenants negligently fail to look after the property, cause damage and expect the landlord to pay for repairs, yet they can't be evicted.

So you're saying that:

No tenant was ever evicted for complaining about the state the property they were renting was in, or for requesting / insisting on a repair?

Also, that no tenant has ever been evicted to allow the landlord to put the rent up?

And finally, that no tenant has moved to a property only to have the landlord announce they're selling a few months later?
