Settle an argument- downstairs loo or not…?

Please help settle an argument…

Starting on a small renovation. One person thinks that a downstairs loo is important as part of the work, there is space for it.

The other doesn’t see that it adds attraction to a property, and there’s a nice bathroom with loo at the top of the stairs…

Those who have or haven’t got one, who is reasonable?

(It would bring the total of loos in the house to two.)

I don't have a downstairs loo and do wish we had one for guests but not enough to do anything about it. We do have 3 toilets upstairs though.

Mum2Fergus · 13/04/2026 14:02

I put in full shower room as part of extension…it’s Jack n Jill so can be accessed from kitchen and office/spare room so essentially have downstairs ensuite…best decision ever. Guests have their own space without trailing through the house. Also went for electric shower vrs the combi upstairs so we have contingency if power/supply issues.

UDontaskUDontget · 13/04/2026 14:05

When we moved into our house it already had a downstairs loo. I was 32 and thought it was a horrible idea. Now, aged 58 with arthritis in both knees, i am SO thankful for it. Also means no visitors have to go upstairs. I couldnt live without a downstairs loo now

BashfulClam · 13/04/2026 14:06

I wouldn’t buy a house now with just 1 loo and there are only two of us. It’s a real benefit if someone is occupying the main bathroom. I don’t need to go upstairs all the time either. In our foster had a main bathroom and an en suite shower room both with loos. One loo broke and had to be turned off while the plumber got the part…we were ok for the two days it took.

Girlwithavibe · 13/04/2026 14:08

Team loo downstairs deffo ! I have arthritis and there no way I could run up when my menopausal bladder needs to go ,!!! And when I have had operations I've not been able to get upstairs quickly ,!! Plus no one then goes roaming upstairs when u have visitors so many benefits and if someone gets super poorly with diarrhea and sickness they can keep themselves isolated to that toilet lol 😁 x

Unpaidviewer · 13/04/2026 14:13

I would need a downstairs loo! We have a toddler and its been invaluable during potty training and for not needing to go upstairs in the evening. Hes a light sleeper and would definitely wake up. I wouldn't want to buy a house without one.

Uptightmumma · 13/04/2026 14:17

Defo a loo!! Great so kids are trapsing there dirty shoes, hands etc up and down the stairs when running in and out. Great for guests so they are having to go upstairs, great when you have held on for dear life on the way home and getting up stairs might be a step too far

WiddlinDiddlin · 13/04/2026 14:34

Team Downstairs Loo here, gutted I do not have one and have to struggle up the stairs now.

I think all properties should have one if they can and all new properties should have downstairs loo and wider doors/level access, so that they're future proofed for mobility issues. The lack of accessible housing is shocking!

RedLightYellowLight · 13/04/2026 14:36

100% have a second loo! Just for the fact what if your only breaks or blocks one day with a load of vomity kids?
Always adding value to sell on downstairs loo. Stops guests traipsing upstairs too

lebin · 13/04/2026 14:37

Definitely team loo. My dad insisted on one both times we moved house - was necessary with teenage daughters!
Now he’s older and needs a knee replacement, so he wakes up and gets washed upstairs in the morning and doesn’t need to get up the stairs again until he goes to bed.
It would definitely be something I look for in a property.

TallulahBetty · 13/04/2026 14:37

It's a nice to have id the room. I wouldn't have one if space was at a premium.

Eschra · 13/04/2026 14:38

Always, always a downstairs loo. Perfect for guests, parties, kids caught short and makes a house FAR more accessible. No downstairs is first thing that makes me refuse a house. Don't assume because you don't need it, other don't. We have a tiny downstairs and it still has room for a loo, sink and shower. Bloody godsend.

Chamallo · 13/04/2026 14:47

100% downstairs loo. DP was against it when we renovated, and now he admits I was right (victory!) Ours is only about 2.5m2, but it’s got toilet, sink, washing machine, boiler, laundry basket, tool box, medicine cabinet… You can fit loads in if you plan the layout right.

Smoggy1 · 13/04/2026 14:48

I've only got one loo and we manage fine.. however, we've got a separate toilet and sink next to the bathroom (bath with shower and sink), so we can still use the loo when someone's in the shower, so it's not a biggy. But if I didn't have a separate loo, I would absolutely want a second one.

Autumngirl312 · 13/04/2026 14:50

Definitely 2 loos. We only have 1, and wish we had room for 2 😪

I'd love one downstairs so that I don't have to navigate the stairs when absolutely desperate!

LavendarLilac2 · 13/04/2026 14:52

Single best addition we have added to our home! Our bathroom is upstairs and I hated guests trawling up and down our stairs as they would inevitably have a good nosey whilst up there!

Also, had a builder around for the past week and not a single pee or poo in my lovely bathroom 😂

godmum56 · 13/04/2026 14:53

TheBeaTgoeson1 · 13/04/2026 12:08

Period property. 3 bedrooms.

Space wouldn’t be used without doing loo. Will also include a boot room/ cloakroom.

I’m team loo!!!

team loo here.

Poppy61 · 13/04/2026 14:53

Downstairs loo is invaluable, especially if you have disabled/injured family members. Look to the future when deciding; you never know what it holds. I would never have a house without a downstairs loo. Its something buyers usually look for now.

milveycrohn · 13/04/2026 14:53

New houses are built with a toilet on each floor, so this is now an accepted standard.
I would put one in the downstairs as well.
We managed to put one in (standard 1930s 3 bed semi) in understairs cupboard, which made a huge difference. Yes, it was smallish, but very useable, especially if you have DC

Peonies12 · 13/04/2026 14:54

If you have space and you can afford it; I’d do it. We’ve never had one and never minded though. But some people are obsessed with it

Travelfairy · 13/04/2026 14:54

Omg one of the most important things. Saves guests trekking through the house, handy if anyone visiting with reduced mobility or if anyone in house has an injury...also if kids and potty training, the list goes on and on! It absolutely does add value to a home btw!!! And pretty much top of most people's wish list or even non negotiables... I used to work in property sales...it absolutely 💯 is worth it.

ThatLilacTiger · 13/04/2026 14:57

I wouldn't even view a house with no downstairs toilet. The minimum is a full suite upstairs with shower over bath and a toilet and sink downstairs. It's a waste of money renovating a home and not adding this important feature in.

Imalittleelf · 13/04/2026 14:58

We have 2 loos. For a short time we had to make do with just 1...it was hard work and I really noticed not having 2 and we are a family of 4.

Also helpful as our spare bed is downstairs so visitors can use it at night time without having to Come upstairs and disturb people sleeping.

Katie0909 · 13/04/2026 14:58

Definitely add a boot room and loo. Once you have a second loo, you will wonder how you managed without it! They are popular with buyers and helpful as relatives age. I'd say its a no brainer as you have the space.

Musicmummy63 · 13/04/2026 14:59

We managed to squeeze a loo in the space under the stairs. I was convinced it was too small but our bathroom fitter said he could do it, and it's the best thing we could have done! So handy, and as we are getting older, it will more than likely be needed more. Do it!!!
