Settle an argument- downstairs loo or not…?

Please help settle an argument…

Starting on a small renovation. One person thinks that a downstairs loo is important as part of the work, there is space for it.

The other doesn’t see that it adds attraction to a property, and there’s a nice bathroom with loo at the top of the stairs…

Those who have or haven’t got one, who is reasonable?

(It would bring the total of loos in the house to two.)

Ooops voted for the wrong option because I hadn’t read your instructions. Downstairs loo is a good asset. You don’t want house guests traipsing into your family bathroom.

Yes, assuming the house is bigger than 1 bedroom, a second loo is certainly desirable when selling the property even if the current occupants don't see the value in it. These days multiple bathrooms are considered the norm, and a downstairs cloakroom/loo is absolutely normal to have. A house without one will probably get noticed for it by prospective purchasers.

And if there's more than just a lone couple living there, I'm surprised anyone would say they don't see the value in it. We've only the one loo (in the only bathroom), and between me and my 3 teenage dc it's in relatively high demand. It's almost impossible to go for a shit or a shower without someone coming to the bathroom door and asking how long you're going to be!

I'm team "always get a downstairs loo" but £15,000 is an insane amount to spend on it tbh. You won't get that back when you sell it. I'd look into rejigging the space to bring the cost down. Average cost is £2-4,000.

Its an extension, over 4 metres long.

Definitely have a downstairs toilet. Especially good in the summer when you're outdoors. For visitors so they don't need to go upstairs. For children. Better selling point.

We potty trained two children in a house with only one loo (in the bathroom upstairs). I don’t remember that feeling particularly difficult. But we were glad we’d moved to a house with a downstairs loo when they became teenagers, and one of them in particular takes FOREVER in the shower…

Another anecdote in favour of team loo - my 80-something MIL recently had a fall, and is currently stuck in hospital until we can get a stairlift installed in her house as she has no downstairs loo. It’s definitely something that helps future-proof a house, or to make it much more attractive to potential older buyers in future.

We only have one loo (downstairs bathroom). We managed as a family of 4, but if we'd had the option of a second one, my god it would have made life easier! (An upstairs one for my menopausal nocturnal toilet visits would be bliss!).

Definitely add a downstairs toilet. If you want to sell your home it will attract families with small children and those with mobility issues. It's definitely an added bonus plus their is the convenience of not having to wait for someone to finish in the bathroom when you might be desperate to use the toilet!

Having lived in a multi storey house with no downstairs loo, I wouldn’t even look at a house without one now.

If you have the space I'd definitely go with a downstairs loo. We renovated our house before moving in & this was a must for us. We had a big garage so had a utility room /toilet built & it's a god send. It saves visitors going upstairs to use the loo & we like to host BBQs & parties so means people can nip to the loo without trailing grass & muck through our home.

No utility changes things - how much space are you talking about?

Can you combine a utility room with a sectioned-off loo & basin?

Boot room would be the lowest priority- boots and coats can go in a cupboard somewhere, they don’t need a whole room to themselves.

A loo-tility room is the perfect compromise 😁

@Reallyneedsaholidaythe extension. The cloakroom (downstairs loo will be around 1.5 x 2 m) It forms part of a larger extension.

The whole thing is 15,000 not just installing a cloak room.

(It was in response to shock at the price - if we were installing a cloakroom in a space already in the house, I’d expect to have paid around 3000-4000)

I had only one loo for 16 years. Then had a kitchen extension with a down stairs loo added. Its a joy! Yes definitely get a downstairs loo so handy. I can't imagine not having it now!

Absolutely yes to the downstairs loo.

  1. better when you have guests

  2. better the more people who live there.

  3. not restricted on toilet use if someone is in the bath/shower.

  4. pretty handy if you get struck down with a stomach bug!

  5. better if you've got elderly relatives who visit

  6. will add value/improve saleability.

When I was pregnant with our first, we had a 2 bed house built in the 70s so it it had no downstairs loo. Being heavily pregnant in the summer it was rough going hauling my ass up the stairs for the 500 pees I needed every day!

I don’t think I’d buy a house without a downstairs loo. Think of all the time saved with not having to always have upstairs guest ready.
