Posted here for traffic. Thoughts welcome please!

Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

Developers paint everything magnolia and lay nice new turf for a reason.

Even if you'd just maintained the back garden as it was rather than letting it turn into wasteland and then putting down the membrane it would be better.

And even if you didn't want the nice border in the front it should have been filled with brick to match the rest of the drive not a job lot of tarmac.

I would lay money that most prospective buyers have done the same detective work that everyone here has done and just thought, nah fuck that.

I’m not surprised no one wants to buy it you’ve ruined it. No one wants an instagram worthy house people want a home that they can live in not photograph for the “gram” 🙄

But if there's literally NOTHING in there at all, it doesn't give you any idea of the space. I mean there isn't even a sofa!

agree with other comments. It looks v desolate, missing so much furniture. Not a great flow - have to go into the living room to get to the stairs? I never think of ground floor bedrooms as totally counted bedrooms in a two storey house, so it’s a two bed with some other optional guest/study etc rooms.

My cut off is if there is a bathroom/shower room on the ground floor as well as one upstairs.

The photos look like they were taken from an old iPhone. The rooms have not been staged. The renovations lack any sort of design. The floors are busy - the wall tiles don’t match the floor tiles. The kitchen has not been renovated. The backyard has not been landscaped. The bedroom is being used for storage. No one has even bothered to make the bed.

Unfortunately your renovation has ruined it. Grey, depressing and ugly. You removed the plants?!?! And the lawn?!?! What a numpty. You've unfortunately ruined a lovely home that will need alot of work to repair.

Who on earth in their right mind would buy this at its present asking price? They need to half it so someone can put money towards fixing the mess.

And to think how lovely it was only a couple or so years ago.

I think it’s a beautiful house overall, OP - love the panelling over the bed and the kitchen/flooring.

The only suggestions I could make would be to tidy up your front garden a little - so get rid of the weeds and maybe add some lovely flowers in pots - and also maybe add a bit of colour in the rooms to break up the grey a little bit.

But overall it’s a beautiful house and I can definitely see how much work has been put into it. Good luck! X

I actually really like the exterior, the pre-make over exterior that it. As it is now, not so much. Inside, it is soulless. The lack of staging in the kitchen and reception room(s) does you no favours, nor do all the already dated grey finishes throughout. (The grey carpets are particularly dreadful). Kitchen cupboards are cheap looking. All in all, not worth the selling price even now you have reduced it.

If you want to sell as is, reduce further - can't believe it was ever priced at £495k. Otherwise, stage the house properly, get rid of all the grey, make the exterior look more welcoming. Make it look like a £400k property. Presently, it looks like a cheap buy to let.

Started looking at houses recently and I’ve noticed this trend - it drives me crazy! I’m not buying your furnishings, just show me the rooms. (Of course, the rooms not being totally bare helps with visualising the space.)

Lawn has been taken up and covered so buyer can have option of gravel/astro for ease which agents say is the main preference these days.

What you actually mean is you took the lawn up and then run out to money to returf it. Why on earth would you get rid of a beautiful mature garden? Who wants a family house with a gravel back garden?! You’ve done a terrible job on this.

There are many things I don't understand about your approach to this renovation, but one of them is the fact you seem to have blocked off under the stairs to create a log store, but in doing so you've had to block the door from the hallway into the living room so that you have instead go through that awful kitchen. That was a really odd decision.

I also don't think it's suitable for subdividing or turning into an HMO. It's too small and the stairway in the communal area would be problematic for fire safety.

the problem is Swindon has got thousands of new houses all around. Someone who wants “insta-worthy” astroturfed modern living will go for one of those.

you’ve been badly advised and should have leaned into the village on the edge of big town aesthetic rather than putting yourself in direct competition with an oversupply of new builds

I knew there was something off because of no garden pics in the latest listing.

But as the estate agent told them to do this and they listened…. Surely you’d have it pride of place.

I don't think we can be using the same Instagram because none of what you've done points to 2026,,, From a buyer's point of view I wouldn't want to pay anything like what you're asking for it because I'd be looking at how much it's going to cost me to completely redo the inside including bathrooms, kitchen and those carpets, plus create a garden and something approaching kerb appeal.

You've had plenty of comments along those lines already. Are you doubting your choices?
