Purchased for £360k in 2023
Heavily renovated
Reduced gradually from £495k last year
Now on with a new EA for £400k

Sorry but the kitchen looks budget and dated and the bathroom is definitekly marmite. Love the floor though provided its real wood.

I bought a house with a courtyard and immediately added a lawn front & back & the value increased by £20k. People want a garden to have bbq & entertain in the summer, yours looks like a prison yard which will cost money to fix. People don't want to spend more money on a newly renovated house. They would have to spend ££ on your house to adapt it to their
needs.

My new house is a project and I've had to replace everything but I've opted for warm white and wood so all very neutral & still modern. Unfortunately, you've wasted money on listening to an incompetent estate agent.

I'd take it off the market and take into account what people have said and fix it and put it up for sale in late spring/summer. You can buy a modern second hand kitchen in good condition from ebay. Also, get another estate agent as your current one is incompetent.

Honestly @Houseadvice26 .... It has zero kerb appeal from the pics on it. And it's waaaaay too grey and bland IMO. There is nothing appealing about it - for me. 2 small bedrooms on the ground floor, then 2 long thin bedrooms on the first floor that have a sloping roof because they're kind of in the roof. Small kitchen, L-shaped, hard-to-work-with lounge/diner, stairs descending out of the lounge/diner, (which will make the downstairs heat fly upstairs!) and the bathroom is downstairs... (And does the bathroom have the only toilet?) You can't even put any wardrobes in the 2 upstairs bedroom, they are reaaallly hard to furnish.

Sorry to be rude, it's just my opinion. I mean obviously someonew will like it, as you clearly did as you bought it! I think it's still overpriced, even though you have dropped the price. I know a number of people who bought a property for £400K to £450K 3-5 years ago, and they have them up for £100K to £125K more, and they have done nothing to them, (or very little,) other than decorate it to their taste and style. And they seem puzzled that the houses aren't selling. They won't accept that they are wildly overpriced.

You may need to drop your house to £350K I think most of the things that may be putting people off cannot really be altered. Although the price can be!

Lawn has been taken up and covered so buyer can have option of gravel/astro for ease which agents say is the main preference these days.

Some might like gravel or astro, but honestly I think that was a bad decision.

Gravel can turn into a big cat litter tray for the local feline population, and the gravel can spread beyond its boundary. Astro is not necessarily as low maintenance as claimed.

I agree with other posters unfortunately, the outside looks unloved, can you paint that big expanse of wall, and buy some plants in pots to go in front to break it up a bit?

And although the inside is clearly clean and tidy, with no furniture and all open plan I am struggling to get a "home" feeling. It's a bit clinical.

Can you beg, borrow or hire some furniture and show it off a bit?

Oh OP, I can't believe you ripped out the garden.

To sell this house you need to sort out the front: take out the weeds and add some plants.

Get new interior photos with proper staging and better angles (why do all photos seem to have been taken from the floor??)

Put turf down in the back garden and some plants and take some photos.

Its totally bare and not like a home. It's not somewhere I could see myself living a nice life. Photos are awful. You need to look at pictures of other houses. Its just simply not very appealing. I think it could be improved a lot without spending too much. And it's not just about the price.

Very ugly house from the outside, made worse by scruffy borders and garden. The inside is nice but are the bedrooms small as it looks like there is only room for beds and no other furniture. Maybe overpriced, don’t know the area.

I’m confused. Where is it on street map? The road is a council estate and nothing looks like this house - chimneys are different. It’s not got kerb appeal has it? If on a council estate, value is limited.

So you are either selling a renovated house or you aren’t. The job looks half done to be honest. You really ripped out the garden?! I would say take it off the market, finish the job and then try again. Hopefully there won’t be a history left on Zoopla from this attempt.

Ive been trying to work out why it is so jarring to the eye.
I think its the switching between browns, greys and blacks everywhere in shades that do not complement each other. Then the kitchen random colour too.
You really need to dress this property properly as it is very jarring.

I’m sure it could look very nice as you’ve done a lot of the basics.
You need to soften and lighten inside and out with plants. Blinds or curtains inside.
Everything is dark and grey looking. That’s why you need to make it warmer and more inviting.!
People wanting a ready to move into property won’t like the lack of kitchen.

Hi. Im not trying to be sarcastic or nasty. But the outside of your home has a poor attraction. Weeds muck lack of love and care.
Inside is like a Office. No color no luxury. No interesting features. All Grey.
I have moved 28 times. Never have I had difficulty getting my old home accepted.
Apart from cleanliness fragrance. Flowers in various Vases.
Can you add a nicer colour in the living room on the feature wall. Bedding can be floral if you don't want to paint.

Seriously use original ideas. Just because Kim Kardashian has all her walls grey .

When your house isn't selling. It's either the market crashed. Or your house is simply not liked. Ask your estate agent to ask previous viewer's if they could explain why they didn't choose your home.
I had a total stranger knock on my door in 2016 to ask if she could persuade me to leave. Yes !! Truthfully. She now lives there.

So open your eyes. Look around this shell of a home and pop some color and love in it. Then it will sell itself.
Go peek at homes near yours at same cost and look to see the difference.
