Will estate agents tell us no chance of this

We are thinking of moving but haven’t got our house on the market currently.

There are some houses we’ve seen which have been for sale for a week weeks or longer and may have also had a price reduced.

If we were to ask to view, would you expect EA’s to say no as we aren’t currently proceed-able?

If they asked for your address they could find the listing of your house from that.

No point seeing a house you love, but being unable to proceed. Someone else will snaffle it.

I disagree. I put my house on the market to buy a specific house which I wanted to view in person first. I had a victorian house and the one I wanted to buy was a dormer bungalow that had been on the market months. I knew I would sell quickly (2 years ago). I viewed, loved it, went up for sale and SSTC in ten days.

We are in the process of moving and most agents would not let us view any properties until ours was for sale. We had several offers on our house before the agent put it on the market, and as soon as the house was under offer, other agents started ringing and emailing with new properties thst they were taking on. Until they started to do this, it was clear that most of the houses that were advertised on their websites and Rightmove were the ones that had been for sale for ages and nobody wanted. We were clear with the agents who sold our house thst we didn’t want anyone viewing who wasn’t proceedable.

We viewed the house we are buying before we were on the market. It’s the only one I wanted in the area. We were lucky we put ours on the market a week later and it sold a week after that and they accepted our offer and due to exchange next week

Likely because the vendor had either said to Ea to allow anyone and everyone for viewings irrespective of circumstances (unlikely) OR the EA hasn’t fulfilled basic due diligence

We were viewing for a year before we sold our place. Made an offer on our home the day we sold ours because we already knew we wanted it.

I’ve never had fo do this, I just messaged them on Rightmove and they took us round… 5/6 different agents took us round 20-30 houses. 0 checks until offer stage.

The agents weren’t doing usual due diligence

or the market was shit and the vendors were happy to anyone through the front door

You can always ask and in the same breath as the agent to value your house and give you a quote. It at least shows you are serious about it.

Depends on your area. We won't allowed to view the house we bought which been on the market for two years until ours was sstc.

Ask the EAs who have houses you're looking to view if they can value and market yours as you're potentially interested in x house. If they haven't had much interest, a good agent should be keen as they'll get the commission from selling your house as well as the one you buy.

We move in tomorrow eeeeekkkkk. We weren't asked to prove anything until we offered. Then we provided our agreement in principal we told them we were in rented and were first time buyers but they didn't check. We viewed on 30th September offered same day with the stipulation we were in for Christmas which we will be

It'll depend entirely on the market in your area, and possibly even your house.

When we first wanted to view our current house (moved last year) the estate agent initially said no. Then after taking our details they changed their minds as houses in our old street literally go within days.

I would not waste my time getting it ready to show someone whose house was not even on the market especially in this slow market

We have viewed two houses in the last 6 months without being on the market. We'd only move for the right house. EAs didn't question it at all. The second EA didn't even ask, actually. We've actually made an offer on the second house and are waiting to hear, but we are in a position to buy without selling immediately in this case as it needs work. But we didn't tell the agent that before we viewed.

I agree ... good EAs will check the position of anyone wanting to view and inform you as the home owner. Then you can decide for yourself whether you will accept viewings from people whose own property isn't even on the market.

Personally, I wouldn't. But then I go to a lot of effort for viewings getting the house perfect and I'm too lazy to do that for people who may not be serious buyers or able to sell their own property in time to buy mine.
