To ask what you paid for a new roof?!?

Been quoted 45k. It’s a 3 bed detached. I feel sick, single parent and just don’t have that sort of money. Near Nottingham. Is this actually the going rate?!

Have you had more than one quote? I’m really not sure what the going rate is as been lucky enough to not have to have it done. I do know a good roofing company though that have done jobs for me a few times (I’m derbys/notts border). Happy to pm you

It all depends on the job, you'll need more than one quote to get an idea of the going rate

I paid absolutely no where near that to have the roof put on our large extension, you definitely need a few quotes. If you can get someone who has worked before for a friend or friend of a friend that's always helpful too.

£45k?! That doesn’t sound right. I’d be getting more quotes.

Id also ask around at work, with family etc for recommendations. Are you SURE you need a new roof vs a fix? You need someone you can trust to assess it, too many cowboys out there.

3 bed detached, new roof about 4 years ago. Got a couple of quotes for £10k and then one for about £4.3k from a guy who had done a neighbour's and went on to do a few more. Get more quotes.

You need to get three quotes. I know roofs aren't cheap but that seems a lot.

That’s a lot more than we paid to have a three bed semi done about a year ago. £17k , bottom end of the East Mids.
And a parent paid the same on the edge of Birmingham

I paid around £1300 for a new roof in 2020. Having said that, my house is a small terraced. The quote you have seems like quite the leap!

Is there a man you could enlist to be present when the roofers visit to quote? I know this is extremely sexist but you can't be too careful with tradies. Most of them are decent people but some will try and rip you off.

Do you belong to any Facebook groups for your local area? Asking there is often very helpful too.

Finally, do get at least three quotes.

We got a quote a couple of years ago for about £10k for a 4 bed detached.

What we did instead was get various bits patched and tiles replaced for around £2k. Having seen the guys do that with no scaffolding or safety equipment I assume they would approach a new roof the same way - so I'd expect to pay a bit more if someone wanted to be sure they weren't going to fall to their death!

I would recommend you go to your local Councils 'trusted traders' website. There are alot of cowboys out there when it comes to roofing. An approved Council Trader will give you proper quotes and guarantees, with specified staged payments. 45K sounds alot for a roof - could be he quoted high as doesn't want the job.

That does seem an awful lot. My daughter had a new roof about two years ago she lives in a link detached it cost £7k lives NW.

What are you having done altogether?

Ours was a little under £10,000 last year (three bed semi), got three quotes they were all quite similar, went with the one who'd done the roof of a friend of my DF.

Definitely needed doing in our case, roof was 60 years old, we kept getting leaks constantly - and I saw the state underneath when they took the tiles off!

Get more quotes. I was quoted something outrageous like £15k for new guttering from the first company. The next three companies all quoted £3k.

Detached 4 bed house. A rectangular roof with a straight ridge and two chimney stacks. 40' x 20'

I had the roof stripped of old slates and timber slats. New roof liner installed, new slats installed. Old but usable slates reinstalled on the front face of the roof, new Spanish slate used on the rear face.

Chimneys repointed and reflashed. Broken ridge tiles carved and replaced. Plus the cost of scaffolding.

It took two weeks of a skilled slater's time plus a teenager apprentice. It cost £20,000 in 2022.

That's a ridiculous quote OP. Ask for recommendation from friends/colleagues/family or from local Facebook community groups.

I found it incredibly hard to get any company to quote . I think there’s a high demand for roofers

11k for new tiles and felt on the roof for a two bed maisonette (We were on the top floor so had responsibility for it.) If they reuse the old tiles it can knock it down a fair bit albeit limit the life of the work from 35 years to about 10 years.

We had 2 quotes which differed by 20k so definitely get a couple more quotes. Some companies try it on and get away with it.

6k last year for the front of a larger terrace, stripped back, new slats, liner and some new slates, plus work on chimney, ridge tiles ,complete new dormer roof and some pointing. Paid separately for the scaffolding. Local guy who does a lot of work in the area and can't risk his reputation.
I'd say a 45k quote means they dont want the job.

We paid £5,500 two years ago. We have a large 3 bed semi detached. The roofer has a local firm, he gave us a small discount because we're only half a mile from their yard. (South Lancashire).
