To ask what you paid for a new roof?!?

Been quoted 45k. It’s a 3 bed detached. I feel sick, single parent and just don’t have that sort of money. Near Nottingham. Is this actually the going rate?!

£10k-£12 absolute max. They don't want to do your roof, simple as that.
Ask on FB local groups for some recommendatinos.

The cost can vary significantly - for example, high-quality slate (e.g. Welsh) is far more expensive than the cheapest budget tiles

We paid £35k cash for new roof on our 3 bed detached about 10 years ago but that was for a full rethatch

Geez, I live in New York on Long Island and just had a full roof put in, got rid of a chimney hole and it was 12,000 for the whole 2000 sq feet

45k is surely an 'I don't want to do the job/find someone else' quote.

In laws last week Hertfordshire £16k 3 bed semi.

My neighbour paid 10k for a four bed detached house this year. They didn’t need any timber frames replacing.

Absolutely not. These people should come nowhere near your house!

We had one done in London in 2024 for £6000. Quite a big semi detached.

We paid 10k last year for new lining and batons, lead flashing, firewall, and flat dormer roof refelt. Retained and refused the existing tiles though.

£5k in 2020 on a 3 bed semi detached, entire new roof inckuded tiles but retained the existing chimney. We got three quotes the highest being £8.5k. I reckon it would be closer to £10k today's money. £45k is absolutely wild!!

I've not had mine done yet, but the main bit of my house is a 2 bed. A door knocker quoted 20k. My regular roofer (who has replaced tiles in the past, etc) estimated around 6k.

I'm in Fife.

3 bed semi last year in the south east. Quoted whole roof £7000 or patch up for £1200.

You need to let go of that ridiculous quote and use a website like find a builder and get at least 3-4 quotes before proceeding. Too many shady people out there. This quote is ridiculous and for our 4 bed we were quoted 10k

The internet seems to suggest about £10k-£15k so I would get a few more quotes and ditch the one you have

It depends on what you need doing and what "new roof" is. It could be retiling or rethatching or new trusses and retiling. If it is just tiles then £45k is expensive. If it is taking the full roof off, replacing beams and A frames, reinsulating and retiling it doesn't seem that much.

Obviously get more than one quote.

In the West Midlands here. I have a 2 bed detached bungalow. I got 3 quotes. 1st one £20,000. 2nd £17,000. The third- from the most well known and reputable company n the area- £12,000! Couldn’t believe it. Went ahead and they did great job. Still don’t understand the difference in quotes.

Do you actually need a new roof? What’s the issue?

We were quoted £25k by three roofers for 4 bed, 2 bath a year ago.

£45k for a 3 bed is someone who doesn’t want the job!

You’d be 3 quarters of the way to a loft conversion at that price; the roofer is having you on!

I’d get more quotes if I were you as this does not sound right.

We paid 7k three years ago to recover the roof of a large four bed Edwardian semi. The work included new battens, membrane and replacing original slate with artificial. The salvage value of the old slate was taken into account, and without that we'd have paid more, maybe £10-12k.

£45k sounds like a lot for a smaller house, unless the work is more extensive than I'm imagining. Are there structural timber members (beams/rafters) that are rotting and need to be replaced?

We paid £15K a couple of years ago for our 3 bed detached plus the garage near Bath. They were able to use a large amount of our existing tiles but the cost did include adding insulation.

We'd had a couple of cheaper quotes, but the company we went with were well established and had loads of great reviews, so it was the right choice for us.

Like other posters, I recommend that you get some other quotes, as it sounds like this company is taking advantage.
