We’ve just secured a new deal at 4.4% fixed for five years. LTV is 79%.

We were previously on 5% for two years (we only bought our house two years ago and that was the best deal we could get.)

What’s your mortgage rate?

2.39 until 2030. Was a 10 year fixed.

4.4 fixed for. 5 more years. Hoping when we come to re-fi the rates will be a little lower. Prev mortgage was 1.75. I don't think we'll see those days again anytime soon

I wouldn’t focus on this at all quite the opposite. I would pay off as little as possible and put the money in a higher interest earning account eg first direct 7% until the end of the mortgage term then pay off a lump sum and the interest you earned

Just gone from 1.54% this month to 4.74%

There were cheaper options available but we really wanted an offer so that we can pay 2-3x the monthly payment without penalty. Which will cost us a lot less in the long term.

Genuine question: Why didn’t you just go with a shorter term?

Was 1.99 until about 9 months ago. It went up to 4.04 but fortunately we only owed £42k so the monthly payments only went up by about £50. We’ve got 5 years left and I can’t wait.

But put our payments right up you mean?

Because we’re doing a renovation so means we can stick to the standard payment on some months if the materials bills are high.

Also DH does freelance work so likes to put any additional cash in the offset when it comes, but it’s not guaranteed.

Our mortgage is at a ‘normal’ level (about £1500 p/m). So it’s not that we set it really low and could always afford more.

Just realised there’s a typo in my original post where it says offer rather than offset which probably makes it not very clear.

0.99% with a 60% LTV. I think we have another year and a half left, during which we’re hoping to pay a good chunk off, which will make it more manageable.

Honestly? No idea! We borrowed what we needed to buy the house we wanted and we can afford the repayments, even if rates rise a lot. We have done a lot to it, it has increased a lot in value. It will be paid off in 5 years.

Sorry to jump on the thread but could anyone let me know if we were to pay a chunk of money towards the mortgage, would it make a difference if it’s paid before or after we remortgage, as to what interest we get? We need to remortgage in October.

You can do it at the same time as remortgaging, but unless it changes your loan to value a lot e.g. taking you below owing 60% of the current value it won't matter much.

If you are in a fixed rate still you can only overpay usually 10% (or 20% with someone like NatWest) without a penalty.
