Any suggestions on why house isn’t selling (with listing)

Posting for traffic. Reduced a couple of times previously - would welcome any opinions, brutal or otherwise!

Could be price and a slow market but also it really hasn't got any kerb appeal
Get drive and patio professionally cleaned,, doesn't cost that much.
Paint the blue door(?) what is that.
Our some pots and planters out front and on patio, you can take them with you.
Cut grass.
Inside 4th bedroom looks awful with bed crammed under the stairs, like pp I winced!
Turn it into an office with storage.
Photo of nursery bedroom looks like it's been taken from the cot.
I would get different set of photos taken.

Zero kerb appeal, no features it’s missing a fireplace and warmth, lack of storage, it’s all too blue, small scruffy bedroom.

Some of the key points, thanks for the input:

-Drive isn’t shared, but appreciate the boundary isn’t overly clear.

-Main bedroom being upstairs - we did think that, generally do people prefer not to sleep on separate floor from their children? if really young

-estate agents are fairly new but have big online presence and selling a lot of properties (set up by people from one of biggest agencies in area)

-split garden can’t be rectified without extreme cost unfortunately, appreciate it divides opinion

Lovely inside. Agree about the room with bed and desk. Take the desk out to make it look more spacious.

I have the main bedroom on different floor from my 4 children. Did in the last house too and both sold within a week of being on market-so I don't think that's the case for everyone although some might not like it. Good luck OP.

Make the boundary clear even if it's just paint a straight white line and then put some planters on your side by the house. The blue door makes it look as if no maintenance is carried out.

I agree kerb appeal but I think the pic 17 is misleading. The blue door appears to be your neighbours, your kitchen overlooks the drive & livingroom, the back garden with your front door down the side of the house. I’d have a photo taken from the left pic 17 showing the front of your half of the property & another of your actual front door. I’d also put a few planters in between your neighbours door & one of your left most kitchen window, just to delineate where your property ends. Is it a shared driveway, it looks like it might be & that might put people off.

Your house isnt selling because no one is will to pay the listed price for the house which is on offer.
(I'm not criticizing your house btw)

It's very heavily decorated. Decor could use lightening and made more neutral. A couple of rooms - the single bed sloping ceiling and room with a rail of clothes in you need to decide their function. Kerb appeal agreement it looks a bit neglected. Paint the front door put some pots outside. The ground floor has neither a WC or a utility room and families need those things. At least are told they're essential! And they sometimes look for an eat in kitchen/diner. Drop the price if you can't be bothered doing all that work. What does the agent suggest? The market is generally pretty grim.

I live nearish and I have never heard of that agent and the photos are dreadful. I’d honestly think of switching. It seems a lot for that bit of Swindon. Is there any other way to arrange furniture in the living room? It looks like a corridor. The bed under the sloping roof is really off putting for me. I’d switch this room around. Good luck

The bed under the staircase is ridiculous.

Can you put it under the window instead, and use the remaining under window space for the desk or some storage.

Although it still just looks badly done, which obviously can’t really be changed now.

Agree front of property also doesn’t look good - need to define where the property is, and tbh I’d be offering to paint neighbours garage.

Pictures - the first picture that comes up shows a kitchen that looks much smaller than it is and I probably wouldn't click beyond this. Picture 3 gives much more idea of space.

From the first picture of a kitchen I have no idea what sort of house I'm looking at. Your house looks really big and it's detached so I'd try to give it some kerb appeal and make that the main picture so that people have an initial idea of the scale of the house.

I really love your living room in picture 2, it looks light and spacious. Photo 5 does it no favours however and I would remove it.

The plan can't be accurate as the ground floor is larger than the first floor.

You can see from the photo that the upstairs is smaller than ground floor

Can you just jet wash the front and maybe paint the fence, sort those pots out. Personally Im not too keen on the wall paper in the bedrooms and the dark paint in living room. I’d repaint in a neutral tone. As others said declutter everything for photos ( remove rail of child’s clothes for the photo for example.) but dont do anthing expensive just review price if needs be as it is nearly always the issue. Its a nice house though. Good luck

Late to the party so not read any comments yet. Immediate reaction:

Pic number 9 (i think it was!) move that massive gaming chair away from the single bed and then take new pics. Looks less bedroom-sized and more "under the stairs" sized So I'd immediately think of this as a 3 bed, not a 4 bed.

Pic 17: Looks so uninviting. Add greenery at least.

The main features at the front of the house are a protruding hose and some pots/planters with dead plants. Remove them. Put a doormat and some pots with live plants outside the front door to draw attention to it.

Are pictures 6 and 7 of the same room? They really highlight how deceptive the photos can be. When the bed is far from the camera it looks tiny, like there's loads of space and you'd be rattling around in there. When it's closer to the camera it looks like it takes up most of the room with very little additional space. I know it's the nature of trying to photograph an entire room, and it happens in every listing, but it does make you wonder how the other rooms have been presented.

I haven’t read all the posts so apologies if this has already been said can you swap teenager bedroom with nursery and lose a bit of the nursery furniture to make space look bigger and more useful?

If I'm being brutally honest I think it's the front - possibly needs some colour / plants / pots? It looks great inside but first impressions can be a deal breaker.

Although I love downstairs, the decor it's not really a great family living area,there isn't enough space. Three of the bedrooms are very small, more suited to a young family, yet the garden isn't very small child friendly too many different levels.

Your pictures are not good- they make your house and garden feel soooo dark. Thats an easy fix and your estate agent should not have let that happen.

it wouldn’t take a lot to spruce up the gardens. They look unused and unloved.

I would try to get a double bed in bedroom 2 or 3. The clothes should be on show- it makes me wonder where my furniture could go and whether it’s too small. Bedroom 4 layout needs sorting out. I know it’s tiny but it feels very Harry Potter at the moment. I’d remove the desk and replace with drawer or small wardrobe.

A quick look at the Property Sale History section may tell you why. What have you done to justify those kind of percentage increases?

Maybe we are beginning to see the issues with impoverishing most of the population below the baby boomer age. We cannot afford what they could. And they are going to die.

I would:

Delineate the boundary, trellis planters would be an easy cheap option and you can take them with you if you like them e.g. https://www.argos.co.uk/product/2967017

Swap the bedrooms around so the clothes rail goes under the stairs with baby cot in that room, and single bed/desk in the other room

Make sure only your house is in the photos as your neighbour's house isn't doing you any favours

Get rid of photos 5 and 7 - they give an odd perspective on those rooms

Spend a morning tidying up the garden and popping some bedding plants in pots so it looks welcoming

It’s marketed as a four bed when really it’s a three.

Take out either the desk or the bed from the box room and make it either a very minimalistic bedroom or a study, not both.

The two sofas in the front room don’t work and leave literally no room for anything else. Either position them in an L shape in a corner or remove one.

The drive way could do with a jet wash if I was being really picky.

The blue paint was lovely sixteen years ago, I checked on Google maps! I
