Any suggestions on why house isn’t selling (with listing)

Price and you might be making a mistake marketing it as a 4 bed.

The smallest bedroom is mostly stairs. People wanting a 4 bed will be disappointed, people wanting a 3 bed would be happy with an extra study

This is exactly what I would have said.
Price it between your average 3 bed and 4 bed semi. That 4th bedroom is not big enough to market as a full size bedroom, especially with the photo they have chosen.
Maybe get a new estate agent - this one isn't very good.

I would say 315K is pushing your luck.
Market at 300 and accept 290.or 295.
House prices are going down at the moment in most areas so if you have been on the market for a while you need to come down.

Only my opinion.
The front of the house , the front door , it's very blue inside , a very cold colour, I would clear rooms and paint cream/ white .I also would remove alot of ornaments toys / things out / pack away some items and put in loft , this will give the feeling of more space.
A lovely family house though

It's a nice house. Judging where I am, it's a very slow market for selling. There are houses that have been listed for months, some even a year or more.

Same here! Have a look about, no one is selling!! I have only completed one viewing myself, no point if you haven’t got a buyer! Weird times!! Needing to explore other options!

It's a lovely house and mostly very well presented. It's a very slow market at the moment and I think this is probably the main reason why it hasn't sold yet. Having said that, I agree with pp saying that kerb appeal could be improved with a few well chosen plants. I also think the only photo that does not show the house to its best advantage is number ten. The open clothes rail looks a bit untidy, especially as you already have a wardrobe in there. It makes the room look smaller than it probably is and as if there is not enough storage space.

Yeah, exactly this. I would much prefer fewer rooms, but more spacious. I absolutely hate the newer build homes for doing this. It's ridiculous, I'd feel so claustrophobic!

Kerb appeal. Looks lovely inside though. Get your drive professionally cleaned as in scrubbed and resanded as opposed to jet washed. Remove old tatty pots and repaint the garage door in a bright cheery colour. A few new pots of plants at the front,just a nice little group would make it look so much better

That is the next door neighbour’s garage door, the house is a semi.

Ultimately it isn't a 4 bedroom house. That room with the bed under the stairs is nit a bedroom. The bloody bed doesn't even fit, the mattress is curled up to squeeze it in. Which means it will be overpriced for a 3 bed.

The decor in the bathroom is a bit 90's and expensive to change out so try and brighten it up with accessories in a bold colour.

Otherwise its a lovely looking house so your issue has to be slow market and overpriced

Not read other comments, sorry to probably repeat … you need to paint the garage door and have decent plants in your pots at the front. Looks a bit unloved and potential buyers might think the interior is the same, as often agent photos make a property look more glossy than it really is.

It's a semi with the front door on the side so the neighbour's house is letting you down because it's an eyesore. From the kerb everyone is thinking it's all your house but it's not, is it?

I'm sure everybody has covered all the declutter, restyle suggestions.

I'm going to jump straight to change your estate agents.
The photos are appalling, diminish the appeal of every room, seem to have a weird grey colour cast even to the non blue rooms and look very amateurish.
Not to mention the write up. Not peachy at all!

Get a pro in, pref on a sunny day, get your newly styled rooms photographed beautifully, and get artful shots of the front with your new planters clarifying what's yours and drawing the eye to the welcoming and cheerful front door entrance.

It smacks of them trying to be edgy but it just fails.

I thought it was cheap... But then realised:

  1. Loft conversion so no storage.
  2. You don't have a door from kitchen to living room.
  3. No separate dining room.
  4. Very ugly blue door and forbidding outside.
  5. Garden is possibly a bit small.
  6. Apart from the "Large Master", the bedrooms are absolutely tiny! Two of them are box rooms at best.

What you can do:

  1. Your living room reminds me of a tube train. Can you alter the layout to make it feel more like somewhere to spend time?
  2. The nursery feels very bitty and the clothes are on a rail which highlights how small the room is.
  3. None of your bedrooms look big enough for a single bed and one has an odd ceiling. Can you beg or borrow some proper beds?
  4. Something isn't quite right about your dining room section. It feels like the table is just in a walkway to the kitchen. Do you have way you could show a better division of the space between it and the kitchen?
  5. The kitchen is almost too clean — like you don't cook in it!

I also think having wardrobes near or next to windows makes a room look dark, dinghy & cramped.

The room that your TV is in looks like you’d be sat sideways to watch TV. As others said, the room with the stairs is tiny. I also can’t see how I’d get in and out of the bath, the gap looks really small between the sink and bath.

Description is terrible

Overall, as the other poster said in far more detail with a fantastic suggested description, change agents and reduce the price to attract interest. I was thinking £299,995 or so.

Definitely needs marketing as three bed plus study. That bed under the stairs just looks so uncomfortable and I’m not usually fussy.
The lounge is also a bit like a waiting room. It doesn’t look like you can watch tv properly. It looks like a narrow corridor.
