How much to renovate this house I saw on rightmove?

DH and I have finally made the decision to move out of London. We are exploring almost every corner of England.

I have seen a house I really like on rightmove but it needs a lot of work. I am not afraid of it as we have done a total regut before but on a much smaller scale (flat) and in stages. It did come out gorgeous. But DH is less sure.

How much do you think it would cost to totally renovate this house? To a mid level spec. We’re not talking bespoke kitchens. Dh is away for work a lot so could not do any level of work himself. Plus he is not handy. My aesthetic is very we much modern country a la Neptune and Cotswold Company and this would fit the bill!

The layout would have to be rejigged in order to have the dream kitchen.

Doesn’t look like it needs renovation to be honest, just new kitchen/bathroom. Could easily be done for less than £40k including all appliances.

Well it would cost as much as you care to spend!

If I bought it I'd repaint the kitchen units, so about £50

You could spend 200k. Or 500k.

Just for reference this is the aesthetic I like. I would want to landscape and possibly put down gravel. I do like that pristine look whilst retaining and respecting period features.

Quick glance suggests windows and electrics look ok, ie not ancient. No pictures of roof but no sign of ingress or damp either. It doesn’t look too bad imo, more cosmetic rather than anything major, aside from the obvious kitchen, bathrooms, carpets and re decorating.

Probably 80-100k?

It’s sometimes difficult to tell the condition of a house from photos. New kitchen and bathrooms, redecorating, new carpets/floors and curtains - 60k. Are the windows and boiler okay? Is the roof okay?

It depends on what you can't see... If you start ripping things out you may find dodgy electrics, plumbing, rotten joists, asbestos etc. all of which you have then to deal with them. It needs insulating, may need a new boiler, windows - the EPC is terrible. So I would say a cosmetic uplift of the bathrooms and kitchens would be circa 50k however if you gut, insulate and have issues with joists/ electrics/ plumbing etc. you can easily get to 200k.

The trouble is that you just can’t tell from Estate Agents pictures. They often don’t photograph the problematic areas. You also can’t tell if the property smells of damp, or is freezing cold etc.
You would need to visit, and follow through with a survey if you’re still interested.
Also ones persons definition of of mid level spec can vary wildly from another’s…and prices for trades vary dependant on location.

I like it a lot. That’s not a renovation project so you can spend as much or as little as you please 😊

Crikey the bedrooms are tiny, even the master. Have you visited? I think it will look more cramped and low ceilings compared to photos.

If your happy to IKEA the cabinets and spend the money on the worktop instead you could probably do the kitchen for 10-20k. Assume you will knock walls down to expand the kitchen?

I would move the wall near the back door so you can make a new utility/boot room there, then knock the kitchen through to the lounge on the right and make a bigger kitchen diner.

Allow 1500 per wall/steel for loadbaring walls. 1500 for plastering. 3k for new cabinets, 2k for plumbing and electric and spend the rest of the money on things you see. Nice tiles and splash back, sink and work top. Flooring needs to be considered if you are changing room arrangement.

Just around my neck of the woods. We have just renovated a kitchen and used diy kitchens where you design it yourself but thr units arrive fully built like a higher end but at a fraction of the cost. Their only showroom is pontefractvso we went down a couple of times and they helped us. North Yorkshire is lovrly and you have York on your doorstep.

I am not sure re renovation, however, you will not regret moving to that part of the world. It's beautiful, lovely schools and quiet.

It's the 'how long is a piece of string?' question. It depends what you want to do, how much you're willing to spend and what you're willing to do yourself. It doesn't look like it needs renovation. Everything looks functional, albeit perhaps not to your taste. You could move in and do it up to your taste bit by bit, or you could have everything done in one go, depending on how much you want to change and how much you want to spend.

Labour is expensive. The cost of materials has also gone up massively, and some materials are hard to get (Brexit). So, if you're looking at structural changes, you're going to spend a lot. If all you want is a different looking kitchen, you can go cheap, and just strip and repaint the cabinets yourselves, buy new doors for the cabinets or rip the entire kitchen out and replace it.

If you're going to have the garden done by a professional landscape architect, it's going to cost thousands. The cost of plants is also exorbitant, unless you can get a trade discount, when they are ridculously cheap.

It doesn't look too bad imo. Absolutely liveable, can't tell re roof /electrics but no mould/damp which is good.

You need a full survey. If it transpires you need to replace the roof / the boiler is v old / electrics need full re wire. You could be spending huge amounts of money

Kitchen and 2 bedrooms are very small. Is this ok for you? I think it's a stunning home but wouldn't buy it for these reasons. Garden doesn't need much work, carpets look fine for now and the upstairs bathroom is also older but totally liveable so wouldn't be top of my list. The kitchen is probably yeah £40k to do to the photos you've listed.

My main concern is the EPC rating. Is it double glazed? You can email the EA and they'll send you the full EPC document with recommendations. If it says roof is bad, needs double glazing, etc etc then realistically you'll be spending all your money sorting those bits before the kitchen.

What makes you think it needs a refurb? It all looks freshly done. New kitchen and bathroom in time if needed.

You could just sandblast the beams, repaint the kitchen cabinets and replace a couple of carpets. Or you could knock through walls, extend and redo pretty much everything. No picture of the second bathroom, which is always suspicious.

Pretty sure it will be cold, no matter how much you spend on heating.

For what I’m guessing you want I’d estimate £75-100k. If you want to remove load bearing walls and move plumbing around it is expensive. Wooden double glazing costs and a lot will go on extras like insulation, damp proofing and obviously the kitchen and bathrooms, built in storage and at least £15k on the garden.

I remember seeing a similar property on one of the TV renovation shows and at the end the family still weren’t happy because they found living in a house that is basically like a corridor just didn’t work for them as a family. Your family set up may be different but worth bearing in mind.

I have a very close friend in York so know the city very well and enjoy it. But not the surrounding areas so much. Dh and I want that semi rural feel with cities not too far ideally. I adore Harrogate so having both York and Harrogate (as well as Leeds) should provide the amenities/entertainment that we are used to.

We were thinking of moving the kitchen. Something like this. Would have to speak to a professional of course.
