How much to renovate this house I saw on rightmove?

DH and I have finally made the decision to move out of London. We are exploring almost every corner of England.

I have seen a house I really like on rightmove but it needs a lot of work. I am not afraid of it as we have done a total regut before but on a much smaller scale (flat) and in stages. It did come out gorgeous. But DH is less sure.

How much do you think it would cost to totally renovate this house? To a mid level spec. We’re not talking bespoke kitchens. Dh is away for work a lot so could not do any level of work himself. Plus he is not handy. My aesthetic is very we much modern country a la Neptune and Cotswold Company and this would fit the bill!

The layout would have to be rejigged in order to have the dream kitchen.

Please ask anything you like. Nothing significant appeared on the survey except a mention of the roof needing replacing. And it said the house would be cold because of very high ceilings and the position of the staircase. The survey had a get out clause that they couldn’t disturb anything to check. The vendors had painted over rotten wood and wallpapered over damp walls and boxed in defective piping.

@Kurtin I hear your love for beams! I've just moved out of a barn conversion with beams that I lived in for nearly 20 years and if I never clap eyes on another beam it'll be too soon.
SPIDERS LOVE THEM! Cobwebs festooned and replaced days after dusting and hoovering them all off. Hours standing on chairs wrangling long hoover attachments to get the cobwebby gunk out of every nook and cranny. And the dust that goes with it. Just to warn you! 😂 Do not romanticise beams!

Nice house OP and well priced for the area too. You could really turn in into something great and add value.

You should budget £250k including contingencies and fees.
