AIBU to think we can renovate the whole house with £11k

Just that really,

We want to -
Paint walls
Laminate flooring in 5 rooms and hall way
New full bathroom and new tiles
New internal doors and radiators
Carpet on the stairs

AIBU to think we can do that for all £11k
We are doing the work ourselves, with the help of my FIL.

We get 20% off b&q so this will really help. It's literally just the materials we need to buy. M

I think possible but it would be quite low spec stuff especially the bathroom

Franjipanl8r · 09/08/2024 22:54

Why are you asking? If labour is covered then add up the cost of all the materials plus a little extra for fittings, adhesive, wastage, contingency.

I hope your FIL knows you want him to do all this work for free, it’s a big job.

@Isitovernow123

I didn't want to go too cheap on the flooring, we want something that will last I guess

Well don’t get laminate then …..my LVT has been down 8 years and looks perfect still….but you can’t fit this yourself , it needs an expert or will be coming up within a few months ….so that adds to the cost…..whatever you budget plan on spending 50 % more …..that’s how it usually pans ut

@Franjipanl8r

My FIL offered, we didn't even ask, nor were we expecting the help. He won't be doing it alone.

I'm asking because the flooring is £2k alone... materials are expensive. This is our first home we've brought.

You can do it, with cheap/poor quality materials/fittings

We had a small bathroom done earlier this year and just the materials, tiles, flooring etc (without the labour), including a decent shower, would have sunk most of your budget.

Kitkat1523 · 09/08/2024 22:23

that sounds about right for LVT …..which imo is better option than engineered wood

LVT is vinyl not laminate. Completely different product.

I know it’s not 🙄… that’s why I said it sounds about right for LVT ( not laminate )

It's fine if you know what you're doing. My DH recently both LVT and engineered wood and there's no issues with it.

Depends...the click together stuff doesn't need to be done by an expert, but yes the glue down does.

How big is the house OP?

OnTheBoardwalk · 09/08/2024 23:14

As you say materials are very expensive now

if your FIL retired now and just doing your house? If he’s got a full time job it’s going to take him a long time

fiorentina · 09/08/2024 23:20

Don’t just stick with B&Q, shop around online for bathroom furniture and accessories, and other bits to get them cheaper and you maybe ok. It’s tight though for a decent quality renovation.

loopyluloopy · 09/08/2024 23:33

@TwistedSisters

Okay. In a bare empty shell, yes, your budget is just about doable.

if you are hoping to remove the existing wallpaper and make everything good again, not a change in hell. Sorry!

That is very labour intensive and would take a great deal of goodwill even from family ! Skimming over once you’ve removed the paper will cost a lot in materials alone: plaster, tools (unless you already have, they are specialist tools), plasterboard, fixings, the right drill/ drill bits etc. Enough paint for mist coats and then 2* main coats, rollers etc.

the hardware for bathroom and flooring can be done really cheaply but b&q is never the cheapest and their own brand products are seriously shit. Don’t touch with a barge pole.

Messen · 09/08/2024 23:45

Also, there is help, and help 😂. Do the family members have the practical skills necessary?

the things you’ve itemized probably could be bought for your budget just about but not much for contingency and not much for any nice bits and bobs.

Anything altering the fabric of the building (walls, sub floor, pipe runs) has the potential to be really costly or if you do it yourself, look a bit shit, I know, I did it, and would not recommend!

Hunglikeapolevaulter · 10/08/2024 00:04

Depends...the click together stuff doesn't need to be done by an expert, but yes the glue down does.

It really doesn't if you're competent. Also most floors shouldn't require gluing? Solid wood for instance certainly doesn't.

Edited

LVT mostly requires gluing….also requires substantial prep such as screeding floors ….the labour often costs as much as the product…..false economy to diy….ours looks like new after 8 years

Wallywobbles · 10/08/2024 05:34

We got our beautiful doors from this company www.ukoakdoors.co.uk/
But be aware you'll need to make up the frames.

Wallywobbles · 10/08/2024 05:38

I got almost all Grohe taps and showers and got them when I found them on sale. Anything not Grohe died quickly.

LittleLantern123 · 10/08/2024 05:45

I really wouldn't skimp on your sink, toilet and bath! They are the things you want to last the longest in the room. Taps, tiles and flooring are easier to replace.
I think you are unlikely to do the whole house to a decent standard on your budget but you will get a lot done, you will just have to save for the rest and do it as and when you can afford it (most people do this, don't be fooled by the property shows on TV where they do it all for £5K in 6 weeks!)

Roselilly36 · 10/08/2024 05:51

Very tight budget, when the wallpaper comes off, who knows if the property is old it will need replastering I expect. It’s great you have FIL to help, but this may make the project longer, if he can only help in his spare time. Definitely prioritise the important things, electrics, roof, windows then the nice stuff. Good luck.

Cornflakelover · 10/08/2024 05:56

I’m not sure
I had laminate flooring in my kitchen lounge hallway
new carpet on stairs and then vinyl / wood effect in both bedrooms ( large) and this cost just over 3.5k inc fitting

My husband painted the whole house white as it’s easy to touch up and that cost around 200 inc paint rollers brushes covering ( house was dark paint so needed several coats )

I have B&Q doors had them put up years ago and they are still looking nice

Mistymorin · 10/08/2024 06:07

It sounds reasonable, shop around for materials. Check the 'trade' outlets like Screwfix, etc, you may find cheaper prices.

Baseline14 · 10/08/2024 06:13

We replaced most of the downstairs flooring with LVT and the cheapest I found were Protek value plank in coffee. We paid about £800 for 42m2 and it looks perfect after a year and I have 2 wild dirty boys. I wanted LVT rigid core over laminate because it's waterproof.

I think 11k will go a long way to making it livable but will probably go up a little. Keep an eye on fb marketplace or eBay for bathroom fittings. I've currently got my eye on an exdisplay wooden kitchen for 2k which would cost about 16 retail.

anywhichone · 10/08/2024 06:27

We had to do a lot of these things recently. If you are doing it yourself I would say yes it's feasible.

Dorisbonson · 10/08/2024 06:45

Do-able without the labour costs but be very careful about the quality of the materials.

As others have pointed out you need to factor in the cost of pipes and fittings, tile adhesive/grout etc.

I would be a bit nervous about what is behind the wallpaper. Be prepared to put lining paper on top of bad surfaces or pay for a skim.

If the house has lathe and plaster walls, I would leave the wallpaper up - your budget isnt sufficient for repairing it.
