to ask about Levenshulme, Manchester?

Hi all

DP and I are thinking about moving to Manchester in c.3 or so years, when I finish my training contract (subject to us both getting jobs etc.) DP really wants to live in Chorlton because it's 'naice' (do people still say that on Mumsnet?) but I would rather live in nearby Levenshulme because we could buy a house -rather than a flat - for less money.

I keep looking at this terraced house and thinking about how I would keep the pink living room and maintain the garden. A friend of a friend bought a house in Levenshulme - and she's a single woman! DP and I currently live in London in a rented flat, so the idea of buying an entire house for under £230k makes my head spin (even though Mancunians tell me that is steep for Manchester!)

Levenshulme is nice but more of a gritty suburb! Chorlton is nice it has great schools, loads of families if you’re planning on kids and feels very safe. It is £££ so I’d look at Whalley Range or Old Trafford where you get a lot more for your money!

Levenshulme isn’t a nice place to live. My friend lives there and I wouldn’t feel safe walking alone from the train station to her house. I definitely wouldn’t leave my car parked on the street

I wouldn’t buy a flat again because of the service charges. They can get expensive and you have little control, so it doesn’t always work out cheaper than a house, which I prefer for the privacy and garden.

That said, there could be compromise: there are flats in places like Whalley Range (close to Chorlton) that are in former big semi detached houses that have been split into 2 or 3, which wouldn’t be the same as buying within a big block of flats with high running costs and big property management companies.

Have you been to visit both areas, and can you get to work equally easily from both? Chorlton and Didsbury are much nicer, but the prices double as you can see. Levenshulme still has lots going on and is conveniently located - as well as fairly student free (a big pro if you’re a professional).

For that money you could buy a house in many places outside London. There are lots of nicer places than Levvy too, but it all depends on what you are looking for.

Levenshulme has been ‘on the up’ ever since I went to Uni in Didsbury 30+ years ago. It was edgy then and it still is…

I think Levenshulme is alright! It's not one of the nicest suburbs of Manchester, but it's up and coming and there's some lovely bars/restaurants opening.

Chorlton is over hyped imo.

Have a look at north Manchester, on the bury line of the metrolink.

Levenshulme seems to going downhill a bit recently ( it has been trendy in parts although always been a bit rough/gritty as pp say), a few cool places closing down in the last few months.

230k is not steep for south Manchester.

Hi all thanks for your responses, very useful.... DP and I would like to have kids, and we are in a same sex couple.

Don't know how to put this diplomatically but have only really got hassle or homophobic rubbish in areas that are a bit rough or with a big religious population - so would rather live in a smaller house or flat somewhere nicer!

I worked in Levy 25 years ago. Was supposed to be on the up then. Still waiting. I really wouldn't.

Having said that, I wouldn't live in Chorlton either. I know a few people that do and they've all been burgled.

I grew up in Levenshulme 40 years ago and am still waiting for it to be up and coming! It's definitely more trendy now, but still 'gritty' as someone has said 😁 I live in Heaton Chapel now and for your money, it might be worth looking in areas of Heaton Chapel/South Reddish - the area's a bit 'posher' but I think you'd still get a house and it's still v near Manchester and Stockport with the A6 and Heaton Chapel train station.

Re: Levenshulme/Burnage - as you look at the map, the nicer bits are on the side of the A6 with the train station on - so on the left of the A6 if you're looking towards Manchester - I'd buy on that side, but not on the right hand side where the house you've linked to is.

I've got friends who live in Levenshulme, it's okay, a bit "rough" in places (that's subjective though - often places are much gentler when you actually live there).

I live in Stockport - 20 mins into Manchester city centre, plus you have Stockport itself, which is really coming into it's own (lots of nice bars, restaurants, independent shops etc). Stockport is also huge, with suburbs and villages, so lots of variety.

I wouldn't live in levy or Chorlton. There's some not so bad areas in wythenshawe (partner's mum lives here)/Gatley/Heald green etc. Not sure about house prices in comparison to levy though.

How close do you need to be to Manchester? If you don’t mind a train journey to the town centre you could always consider the arty, lgbt meccas of Todmorden or Hebden Bridge! Gorgeous places.

I moved to a greener town a 25 min train journey to Manchester a few years ago. Wouldn’t go back to the concrete jungles of Levy/Stretford etc and can’t afford Chorlton of Didsbury. I love it!

Levenshulme has been "up and coming" for 20 years. I wouldn't want to live there.

Prestwich would be my first choice. It's got a great community and house prices are reasonable.

Admittedly it's some years since I lived in Manchester but I did live in Levenshulme for a bit and unless it's been completely and utterly transformed I wouldn't buy there OP.
It's very gritty and full of student houses. Ditto Rusholme, Longsight, Hulme, Alex Park estate etc.
If you want to live in South Manchester I'd look at Didsbury of Chorlton.
If you don't have to be that close to the city centre look at the Altrincham, Hale area or Lymm etc or north of the city.

Well Chorlton used to be the area of the country with the highest proportion of lesbian mums, think it's now been overtaken by Hebden Bridge but you're unlikely to get hassle there. I see the attraction of Levenshulme houses and it does have some lovely pockets/interesting restaurants etc but, like others, I'd advise looking on Whalley Range and the 'Chobo' borders (close to Chorlton). Also nice houses, they were more affordable (this may have changed) and close to the city centre. Public transport isn't as good as Chorlton or Didsbury proper, but it's pretty good and I think house prices are more likely to rise.

Like another PP, I live in the Heaton Chapel/South Reddish area and where I live there are exellent travel links with the motorway, trains, trams from Parrswood, lots of green spaces, Stockport town centre is definitely on the up with some amazing bars, restaurants, cinema, museums etc on the doorstep and I live in a little street that is so quiet that you wouldn't realise we're so close to the main route into Manchester/Stockport.
Where I live, there's also ample parking which is tough on terraced streets (I'm in a semi)

My Nanna used to live on Randolph Street in Levenshulme and the house was tiny and it was all just so "concrete" everywhere and parking was a nightmare, there was no community on the street (although obviously this may have changed now and could happen on any street) and it just wasn't a nice place for her - although she never said she felt in danger walking about, but she moved because it just wasn't a "nice place to live every day" (in her words).

My Dad also lived in Levenshulme on Leybourne Avenue and the house was much better proportioned and there was a community feel and it was only a few streets away from Randolph Street and he then moved into Gorton before moving down to Heaton Mersey (again in Stockport but with excellent links to Manchester and anywhere else due to the motorway being minutes away and there are all different styles of houses and most are excellent for being a family home if that's what you want at some point without moving again.

I guess my advice is do your research on any areas you're interested in - check the GMP crime rates, talk to locals if you can, check the streets you're interested in both in daylight and at night to see how parking gets or if there's any undesirables hanging around, check the local amenities etc.

Also remember that a "bad" street may be totally different in feel and atmosphere from the street next to it, so don't lose hope.

It's rough and some parts are dirty with litter and rubbish always in the streets. When I lived there it wasn't very safe.

My brother lives in Leve, it's pretty nice but defo grittier than Chorlton (which is also pretty scruffy imo). Some nice eateries, trains are easy, get on the Fallowfield loop for cycling and walking.

I'd keep an open mind. Agree with PP stay near the train station/ burnage side or further up the A6 towards reddish and the Heatons.

The high street struck me as quite glum (the A6) - that's strangely somehow despite lots of bustle, street murals, the lovely Station South pub, excellent Bobcap Books/Antiques Village and its fab (and super cheap) little tearoom, Bia Café etc. The greyness and all the takeaway shops seem to override the 'up and coming' markers. I've visited a couple of times and didn't feel unsafe, but came away feeling like I now NEEDED to lay my eyes on green, clean open space, colour and brightness. I don't think winter in Levy would be an easy ride. Quite literally too, given reports of muggings on the Fallowfield Loop.
(Totally accept that as I don't live there I've only scratched the surface of knowing it. Happy to be contradicted!)

There is a Levenshulme Pride with quite a few local businesses supporting it. Seems to be lots of community stuff going on, like litter-picking...which seems needed.

Lovely Victorian terraces come up on the market frequently, but there is a reason they're priced £150k less than they would be in Didsbury/Chorlton.

OP Manchester is not cheap if you want low crime, clean, pretty, green and, let's face it, bourgeois.
