How long did it take for you to get a viewing on your £800-900k house in home county?

If it's shot up in value then you've been incredibly lucky, drop the price and don't be greedy

I can’t afford to not be “greedy”. Have to buy a future proof home for mine and DH’s retirement which also accommodates ailing fil. Plus we have 3 kids starting their careers in a very expensive part of the country. No doubt we will have to help with deposits.

I haven’t had a holiday in 15 years. Why would I forfeit any value to the next buyers?

I think it must vary on the area. Here that price range would be snapped up and we have people posting on local sites to ask if anyone is thinking of selling to contact them, because houses are selling before they are even being marketed. It seems to be slowing down slightly for the £1.5mil+ properties although a few years ago they would go just as quickly. It’s madness.

You have no duty to help your children op, that's a luxury many can't afford and really you should be downsizing if all your children have grown up (3, lucky you, again something many can't afford). If you need to sell quickly you'll have to drop the price. If not then wait. Just because an estate agent says it's worth x remember it's only worth what someone will pay. If I were you I would be counting my blessings.

Not sold but bought … bought our house last year in a home county for £800k it was listed for a year and started at £925k, reduced regularly til £800k and we paid asking price. I can only assume they weren’t getting any bites at higher price, but when we viewed it at £800k there were multiple viewings happening.

We have just moved into a big old house we paid £825k for .. it took a year and a half to sell .
