How long did it take for you to get a viewing on your £800-900k house in home county?

There's a very nice site called Inigo, for properties priced like yours. They might be an option (it's hard to tell from your post).

Well although I don’t work in the property industry I have done A LOT of research and I know they have misrepresented how hot the market for our type of house is. But we are not in a position to stay in this house due to father in law’s deteriorating condition. Kids also need help with their deposits so downsizing makes sense.

Would love to stay.

Market has changed, need to look at sale price of what has actually sold locally recently and avoid listing at the highest price you saw something sell at a few years back. Inflation and so many other things have changed since then. Depends how fast you want to sell. Also a lot of London firms want people in more than 2 days a week now so this is also reducing demand in some areas but I wouldn’t have thought that would affect you if you’re only 30 minutes out. Hang in there!

I'm not currently selling, but live in a village with similarly priced homes, and keep a regular eye on rightmove (because I'm nosy and love a look around houses!).
There are 6 homes currently up between 750k -925k. The one priced at 925k has been on for 2 years and was originally priced at 1.5 million (newly renovated grade two listed). It is over the road from my house so I have seen it sit and sit with very little interest. The other ones have all been on for 9 months plus (some well over a year) and have been reduced in stages. I'm obviously not sure of interest levels, but it does seem they are taking a long time to shift.

Please can you share/private msg the link for the £925k property.

@Glado these things are very much area dependent. A house of that value in Surrey may sell very differently to Berkshire. Same with age of home, size of garden etc.

Things aren't selling as fast. Are you having many viewings? Does the estate agent give you feedback? Sometimes everyone has the same feedback - it could be something you could change like if they say the house is dark you can paint. It can also be something you can't change like it's too isolated and they want dc to be able to get buses and have independence etc.

I also find it isn't helpful to look at what houses are on the market for, but what they sold for. There can be a big difference.

My cousin recently purchased a home in that price range and I wouldn't have touched the house with a 10 foot pole. The house had been on the market over a year. They paid almost asking which again very surprising. But they loved the house and didn't want to lose it. A reminder it only takes one buyer!

In many parts of London and the Home Counties this is the price of a very normal 3 or 4 bed house which may have been purchased decades ago for much less. It doesn't automatically mean that OP is loaded.

OP - Not me but someone close to me in this position had viewings booked the day the house went on the market. But theirs was built by a housebuilder whose properties became very desirable. Others without this selling point are struggling.

We’re Home Counties, the 4 beds priced in the region of £600-£700 are selling quickly but the higher priced ones aren’t. People just don’t have as much money nowadays compared to a couple of years ago. You might need to reduce the price.

Exactly our scenario. We bought in this area as this is where all of DH’s family are based. At the time of buying we were happy to get on the property ladder, but there was zero consideration regarding investments. We’re just lucky that house prices shot up.

We have very normal jobs - I am a childminder.

I’d hold firm for now. Nothing is moving here at any price regardless of how good value it is. I’ve cut the price on mine and am now looking at putting the price back up. Estate agents saying nothing is moving until the election. I think if people are savvy and want a good deal they might make a move now but most are hanging tight

Our very dear friends put their countryside home on the market at 825K last summer. Minimal viewings, now reduced to 750K. Still very few viewings.

I’m in what is considered a wealthy part of the home counties, similar train journey time to you. Lots of houses in that bracket here, 3-4 bedrooms, mostly semi-detached. The detached houses are generally £1m+. The ones at the bottom end of this bracket (£800k or less) are selling a bit quicker but those £900k or more are taking ages to sell if at all. There were 4 in one street for sale near me and they all got reduced and then taken off after being on the market for months.
The fact is that the pool of buyers who can afford properties at these price levels is simply getting smaller and smaller - FTB are completely priced out and the ‘exodus’ from London during the pandemic has also slowed. Add to that the current financial situation and COL crisis, less people are able / want to commit to those levels.

@DogsBehavingWrongly well she doesn't have to of course, but it'll take longer to sell, if at all. That's basic capitalism isn't it.
