To ask which house would you buy if you were me?

I obviously have a budget that's on the small side-I am single and always have been. Just me and one DC. These are ones I've been sent by an estate agent. I am relocating for work but also just had a bit of a bad time and need a fresh start.

People on here seem to like looking at houses anyway! And I just felt maybe someone may give me some reasons for/against any of them that the untrained eye (mine) may not have noticed. I am getting a lot of opinions from friends but they've all just served to confuse me even more as they're all vastly different!

You need to be asking about schools, the proximity of schools to the houses and what the general area is like.

These things are more important than interiors at this stage in the process

Based on the house alone go for the one that's done and I day that as someone who's done project houses, it's also got a cellar which I would love. However that's not the important thing, the schools, the area etc are far more important and I don't know this area at all

Same here - but I prefer the modern look as well. Also, all done. have had a fixer upper in the past and then moved into a modern new build which I thought I would hate, but it is a HUGE weight off your shoulders knowing that everything is done.

I like the first house the best but it seems to be in a completely different area? Otherwise out of the others, which seem to be in the same area close to good schools and town centre, I prefer the white house too.

I love this house, you could move right in, it's all done, good garden and lots of space, it's lovely x

That white one is a soulless box. The only advantage is it’s detached so I guess it would be that one. I will never live attached to anyone again if I can help it, far too risky in these days of media walls and inconsiderate neighbours.

I like both Windmill Lane and Brookroyd Lane; the former has a nicer outside space and garage, the latter seems to be closer to amenities (and a cellar!). Although I'd want to know what's behind the Brookroyd Lane house - is it someone else's garden? I can't tell from the map satellite.

The others I don't care for much, mainly because I wouldn't like a garage/high parking space in front of my living room windows.

Personally I like the first one in craven lane best but the white detached one if you are ok with the layout is also good. I like the layout of the first one best but it’s a semi so whatever is more of a priority for you. Agree the white one 8s a bit soulless.

Not enough info - what's your budget and why that amount? Do you have a budget for decorating/improving? How old is your child and will they be moving schools etc?

Purely based on how they look, I'd go for number three, the white house. It's got kerb appeal and is nice inside. But I know nothing of the location and that is obviously very important too.

all these properties are different, mainly 3 beds, 1 x 4 bed and 1 x 2 bed ?

what do you need, in terms of size / location ?
and what is your budget

I would first focus on the location rather than the house.

Narrow down your search to the safest, best area/streets you can afford and look at practical things like :

  • where are the nearest shops and public transport?
  • schools, GP ratings
  • crime figures for the area
  • what is the local high st.

You can improve the house but not the location.

Then make sure you buy something that won't require maintenance/upgrade that would be beyond your budget.

This one, craven lane. It's much more homely than the white box one. It has a wide hallway which is always very welcoming.

Brookroyd Lane is neutral, modern & uou can customise over time.
The bungalow needs a bit more work but looks spacious & could be used flexibly.
Id only consider the 4 bed if i could concert one of the small bedrooms into a shower room - noone wants to stagger downstairs for the loo in the middle if the night or when theyre ill

Not keen on the others - small & need work.

There's quite a price difference. I'd buy the 240k semi in Gomersal as the layout is the best.

Based purely on what you have linked I would go for the white house or the second one ( bungalow). The others look like too much work/ no garden space etc. My favourite was the bungalow but not familiar with the area etc, schools, what's nearby for kids Todo, walking distance to shops cafe etc.

I don't like the layout of the white one because from the front door you have to go through the living room to get to the kitchen.

I don't get a sense of what you are really looking for as the houses all vary hugely in price and size.

I'd think about how you want to live day to day, now and in the future.
Do you want a smaller mortgage and more disposable income, to have holidays with your DC?
Do you want a safe garden for her to play in and for you to entertain friends? Do you want a third bedroom as a WFH office space, or would it ideally be bigger so you can have friends to stay over and another child at some stage?
Do you want off street parking so you are not schlepping shopping and tired children along the street at the end of a busy day?
Do you love decorating and remodelling? Will your child thank you for spending every spare moment and bit of cash on updating a messy old house? Would it be better for you both to have somewhere you can move into and just start living?

Personally, I'd avoid any that need a lot of renovation. It's very expensive these days, such a hassle to find good tradesmen who aren't booked months in advance and so much disruption to daily life, not to mention unhealthy for children to be around plaster dust and solvents etc.

With all that in mind, so long as you can comfortably afford it, I'd go for the white house. It's pretty and spacious. There's room to grow and have another child or work from home or have friends to stay, private parking, a lovely garden, a cellar for suitcases and Christmas decs and all that clutter which gets in the way in smaller houses.

What are your priorities/criteria apart from budget? Town centre/ rural

Eg, if you want to potentially make money on a place, then the white one isn't going to do that. But I think you would probably want to spend some time decorating to add some personality. But obviously no rush to do that.

Do you want a garden? Windmill lane is obviously better for that.

I think windmill lane is probably my favourite tbh. But I'd like the opportunity to do up a place and gardening is one of my hobbies and that one looks well maintained and large enough to have a bit for kids to play and a separate bit for me to grow fruit veg and plants that I would be sad if they got battered by a football!
