To ask which house would you buy if you were me?

I obviously have a budget that's on the small side-I am single and always have been. Just me and one DC. These are ones I've been sent by an estate agent. I am relocating for work but also just had a bit of a bad time and need a fresh start.

People on here seem to like looking at houses anyway! And I just felt maybe someone may give me some reasons for/against any of them that the untrained eye (mine) may not have noticed. I am getting a lot of opinions from friends but they've all just served to confuse me even more as they're all vastly different!

Windmill lane burst all with the wavy lawn. Hideous and tiny kitchen.

Brookroyd lane. It's detached. That's about the nicest thing I can say about it. Kitchen has been tiled in those ghastly public urinal finals from the 70s.

Definitely this one, just what I thought, a fresh start. Once in there you could add pops of colour to some feature walls as it looks a little clinical. Other than that it’s bob on 🤗

I'd also go for the white one ... but (just to complicate matters) have you considered Mirfield, OP? Birstall is, as someone else said, a bit rough around the edges. Mirfield is much nicer, and not too expensive.

The 169k end of terrace. But I like an older house with some atmosphere. You need to see them all though, pictures are so deceiving. Definitely visit the areas too, listen for noise, check out parking - do not rush it! We did as we felt pressure and regretted it.

I didn't like the layout of the white one - the bedrooms look like an awkward shape and the house itself looks like it's in someone's back garden so I'd be wary of access issues

Location is always the most important. Get the nicest area with good schools and if possible transport and shops near by. Decoration can always be changed

Yes but it isnt an area that people would have as their 1st choice unless there is a compelling reason to live there.

Another vote here for Brookroyd Lane - looks nice inside and you can’t put a price on being detached

I've applied all my knowledge of the areas surrounding Birstall by about 20 miles and not found a detached house with a good school near it for 220k. You have the best detached house for the money on the market!

You could get a flat, terraced or semi in a better location. I would do that myself, but if you have reasons for wanting a detached then you have your winner.

If you want some suggestions for leafier areas with good schools and amenities where you can get maybe a semi for your budget check out Bingley, Savile Park (Halifax), Skipton, Yeadon, Sowerby Bridge.

I'd go for the bungalow, as you won't have to worry about party wall issues, the garden looks huge and, if you want to sell it in the future, there's more potential for someone else to do something with the house itself or the land.

Either of the first 2 houses on your first post would be my choice.

ideally the first one, however if detached is something you would like then the 2nd one.

the house on the separate post feels too busy (as in lots of houses close together), and the car hanging out of the drive at a weird angle would do my head in

There is only so much you can tell from a listing. You need to go and get your eye in. Plus I always think houses and streets have a vibe and you can’t tell that without being there.

I’d personally skip the last most expensive one unless you need the space. And the cheapest one the layout isn’t so good. But that leaves you 4 I think which is a good number

The one with the garage in front of it is a lot of work as you’d have to take that down.

The White House is nice but I wouldn’t want a patio window on the front of a house

The 4 bed one isn't a true 4 bed house. They've converted what used to be the upstairs bathroom into a tiny bedroom. I personally would much rather have the bathroom upstairs.

Otherwise I like the first two you sent - the bungalow and the one with the cellar.

I'm way too vested in this, but I'm going off list and going to pitch this house to you. It's in a much nicer area than Birstall/Batley, but you can drive to Birstall easily from Sowerby Bridge. The good local high school is 0.3 mile safe walk. 👌 you have a beautiful view from a south facing patio off your living room, you have loads of great places to eat out around there. Loads going on for you and chilldren. A train station. I'd describe Sowerby Bridge more northern grit, with good restaurants and bars. It's a friendly town.

Not the white one, it does not look like you can enclose the garden at all.

You can re create the type of decor if you like it in any other house plus I would keep looking as I am not sure any of the others are really appealing.

I liked the bungalow and the 4th property best.

I didn't like the layout of the white one as the upstairs felt very isolated from the rest of the house.

Some of the other houses looked best if a single person lived there and occasionally had friends over as they felt so tiny.

What is determining the area?
Do you need to be close to a particular mosque?
Or workplace?
