Last September my landlord informed me that they wanted to sell my home. I can no longer afford local rents (current rent is below this) and cannot move further away as I don't drive so wouldn't be able to get to work to pay for that rent either. I am waiting for an eviction notice and to be made homeless.

My landlord needs to sell because their mortgage has increased and they have other financial struggles too.

The house has been on the market for 5/6 months. So there has been a constant dread of unknown people coming into my home, waiting for an eviction notice, not knowing where/when i'll be moving etc. Until recently there had only been two viewings but the price has recently been reduced and so there is more interest.

The estate agents have messed me about on few occasions cancelling appointments without telling me (unnecessary cleaning/tidying leaving the property) and yesterday changed the time without telling me and walked in just as I had got home from work.

On top of that the past few weeks at work have been stressful with consultations for a restructure.

I work in a school and so would like to really relax over the Easter holidays. WIBU to say no viewings during this time? I feel for my landlord but my mental health is starting to suffer.

Definitely. You can no to all views if you want, but this may make them start the eviction notice.

I would bet my bottom dollar that the reason it isn’t selling is because there is a tenant in the property. Unless they’re selling to a stupid cash buyer or another landlord no one is going to want to buy it with a tenant.

Yes, it's fine - just explain that it's school holidays so not suitable.

I agree with the PP saying it may well be the house isn't selling because there's a tenant. I've twice been a tenant in houses that were selling, and it is obvious that it limits the number of people interested.

You can ask, reasonable to, it's only two weeks.

Perhaps say this should apply to all of your holidays unless he sacks the estate agent and gets a marginally better one. If he keeps the spivs/chancers he is currently using, refuse anyone who does not turn up at the exact time of any appointment, and make the people who come to view aware of the unreliability of the agent.

Just tell them “that doesn’t work/can’t accommodate, sorry” and stick to your guns. Offer a day or two as suggested but other than that, nope.

yesterday changed the time without telling me and walked in just as I had got home from work. This is unacceptable. Essentially what this means is that the agent walked in without notice.

Why on earth are you cleaning and tidying up just for viewings to take place? I’d agree to viewings, but would not be making the house look good just to have myself evicted! I’d tell the EA that any viewings must be booked between say 4 and 5pm on a Thursday. Then take the kids to Mac Donald’s for their tea that night.

They can't get evicted any sooner.
They have got to go through court. That's it. The LL can not throw her out.

I know I'll be evicted at some point or other - I'd rather sooner than the unknown.

I absoloutely am considering my landlord in all this, hence me posting.

Also OP doesn't have to gove a damn about the LL.
She didn't force them into being landlords. She just has to pay her rent.

Have you got your name on the council list? You will probably end up in temporary accommodation, and the council will advise that you stay there until it is court ordered that you leave. Leaving before this point may be viewed as you intentionally making yourself homeless.

I would offer one day where the house is available each week but I wouldn't make a huge effort with cleaning and tidying. Just do what you would normally do.

I'm not messing the landlord around. I've lived here for 12 years, paid rent on time every single month, looked after the property. I offered to look into paying more rent.... but due to the col crisis their mortgage repayments have increased above what a rental income would cover. It's a bad situation for both of us.

I applied to the housing register and was turned down because (until I get an eviction notice) I'm adequately housed.

I know I need to wait. Its a horrible situation to be in for both of us. We've always had a good relationship.

If you know they have money worries, a void period will make that much worse.
Don't clean up or prepare, just let them look around. Usually you can make a deal like 1-2 visits a week.

I dont think they can start unless rent hasnt been paid for 2 months?
