Found out landlord is probably doing some kind of fraud?

Right, I want to be very quick on details. Sorry posting it here but wanted atleast someone to reply.

I've rented for 2 years now Assured shorthold agreement, periodic.

The landlord always receives letters in her name on my adress. I found it weird so started to send them back.

After a while she contacts me saying for me to not send them back, to just let them be sent to my adress no explanation as to why.

Fast foward some disputes we've had with repairs and other things. I now finally found out that these letters are from the lender, of her mortgage. The one she has on this property.

I didn't open them but I started to get curious and put a light against one them. It even reads the exact amount that she pays for mortgage and on going rates.

I went to the registry and it says this property is a freehold too.

Why would she receive such important letters in this adress? Why not hers? Why insist in these being sent here, she doesn't live here.

Should I try and clarify it?
Should I speak of this to the solicitor ( going for unlawful raise of rent refusal to repairs of structure of the property and other things)

The mortgage company won’t do this. They will switch the owner’s mortgage to a BTL.

If the owner stops paying her mortgage and doesn’t work with the mortgage company to address the arrears, they will start the process of repossession.

They will do this if she stops paying a BTL or a residential mortgage so the mortgage type is irrelevant to the OP. In fact they would be quicker to start repossession on a BTL than an owner occupier property.

Am I typing in English or not? I was in this position and I was kicked out with a week's notice. What the law says is irrelevant when you are faced with two huge bailiffs.

Again the house you were living in was repossessed for non payment. It is irrelevant what type of mortgage the owner of the property had. Repossession is due to non payment.

You would gain nothing from being vindictive but be asked to leave your rental when it expires. There are mortgages that give permission for renting for a period. How can you be sure this is not the case? If I were so unhappy I would look to move to a fairly priced place and leave this awful landlord behind.

The landlord may also find that their building insurance is invalid.. could be a disaster if they ever needed to claim...

It’s worth noting rogue landlords won’t bother with legal notice to quit, they’ll literally just give you a weeks notice and if you don’t go voluntarily they’ll just move your stuff out and change locks. As not a licenced rental there won’t be much you can do either

If private landlords all sell up, have you thought about the consequences?

Housing lists are full.
The remaining private landlords will increase rents substantially as people competing for their rentals.
Homelessness.

That is the reality.

This is a person who, by the OP's account, absolutely should not be a landlord. They either don't know what they're doing, or wilfully refuse to do things properly.

If she hasn’t registered your deposit with one of the government approved schemes, you can claim 3 months’ rent. She should have given you the relevant paperwork within IIRC 3 weeks.

And It certainly sounds as if she hasn’t got a BTL mortgage, which could land her in trouble if the lender finds out.

I say this as a LL myself - I despise LLs who neglect repairs and maintenance, and IMO those who fail to register deposits deserve all they get.

I have a btl which isnt let (family member lives in it)
post gets sent to me at the address by the bank, council etc all the time
nothing dodgy at all

Decide what you want to achieve but ultimately you’ll probably end up homeless
ether you’ll piss her off and they get you out
or she’ll have to stop renting

whilst at the time it may seem a victory it could be a complete home goal and backfire
