I'm buying a house. I'm at the point where survey is organised and paid for and booked. Solicitors have started their stuff. I've found a house 35 grand less than mine very close to mine with everything I wanted and more of what I wanted then the one I'm buying. It's being sold by the same estate agent as the one I'm buying. Wondering whether to go look at it or just leave it.

I would go and look but with a 35k difference between the 2 there must be a reason why it's cheaper.

Because its being sold by the same estate agent I feel like if I ring up and ask to look at it they might be a bit like wtf? My overthinking is thinking then they'll tell my original seller and my seller will put out thinking I'm not serious

You would be a fool not to look, just tell the agent it appears to offer you more for a lot less money so you have to see it, you won’t be the first purchaser they have come across who has done this, book the appointment.

Be honest with the agent. Tell them you need to understand why there’s such a big price difference as it’s made you a bit wtf about the first house. At the end of the day they’ve done the pricing on both, there must be reasons one is loads lower. Totally reasonable to ask!

What's the likelihood if I viewed it that the agent would tell the seller of the house I've bought who would then in turn pull out of the sale?

They won’t tell the seller! It’s in their interests to sell you a house (either of them) so they won’t jeopardise anything.

Speak to the agents and ask them why this one is cheaper and can you go look so you can compare otherwise it’s looking like you’re paying too much and you want to be sure. The agent won’t tell the seller you’re looking.

Surely the estate agents aren’t going to tell the sellers of the first property that your looking at another one - the might panic them for nothing if you decide to stick with the first property.

I agree with the above, the estate agents want to sell you a property, any property. View the second one, they won't tell the first ones seller.
But find out why it's cheaper yet offers more.

Go and see it. If the survey hasn't even taken place yet you aren't too far in to the process to pull out causing too much disruption if you prefer the other house. Definitely have a chat with the estate agent about it.

I had the same situation and didn't have the confidence to ask to view the second house. I've lived in the first house (semi) for a decade now, , pass the second house every day and always wish i'd gone for it (bigger garden, detached!].

What is 35k as %? 35k off 750k or 35k off 200k?

If you're really worried about your agent is there a willing mate you could rope in who would book a viewing? Then you could go with them for 'moral support' or something and have a nosey and ask any questions you might have?

I would also get a friend to ring up though and enquire as yo difference in price between the 2 - see if they get the sane explanation

It's likely cheaper because the market has changed & it came on later or perhaps they want a quick sale. Absolutely look at it, the EAs won't mind
