We've exchanged and complete in 2 weeks - buyers want YET ANOTHER viewing

We've exchanged contracts on the sale of our house - completion is in two weeks (we're in England).

Pre-exchange we accommodated multiple viewings - of course. We felt it was just part of the process and seemed fair enough.

We exchanged at the end of July. Since then, the buy has asked for (and we've accommodated) two more viewings, one really last minute while they knew we were on holiday and away (but we figured it out so they could come) and the second time one afternoon on a day they knew was a working day for us but was the only day/time that worked for them. We accommodated. They were here for four hours (the house is a pretty regular 4-bed detached house in a village - not some pile somewhere with a million rooms and corridors).

They're coming again today - for the third time. They've even asked me to push out a work call I have in case they need longer than 90 minutes here (I told them about that to try to get a sense of how long they'll be here for).

AIBU for feeling really quite put out??! The house is utter chaos - boxes everywhere, dust all over because we're actively packing. It doesn't look good at all and it's really stressing me out. I have been up until god knows what our the past two nights and up with the sparrows the following mornings trying to make things look a bit neater (not sure it's made a difference) but the more i do the angrier I get about it all. To top it off, the buyer sent us an email last night essentially saying "see you tomorrow" but jibed that "I guess you're more relaxed than we are". Well that's set me right off. I'm absolutely raging - they have no idea of all the shit going on in our lives at the moment (the house move is only one element and probably the least stressful one).

Please someone tell me I'm not being over-sensitive and they're truly CFs. Being tired and cranky isn't helping me no doubt, but we wouldn't dream of heading to our sellers' house now, when we'd been twice post-exchange already and when completion is in two weeks, so this is really pissing me off. I really need to not lose my shit at them when they rock up later this morning. Eeeeek.

Surely they should be doing it via your agent (who could put a barrier between you).

I'd lay the rules out now about communication AFTER completion - sounds like they'll expect you to jump with every niggle, question and complaint 😳

If you use an online EA like Purple Bricks or similar, you arrange the viewings yourself, so that could be the reason for direct contact. Otherwise, I agree, the EA should be arranging the viewings according to when and whether it’s convenient for their client. A perfect example of why you should never give your contact details to your buyer !! Our solicitor advised that if there were any complaints after completion, they had to be communicated the same day.

Oh some bollocks about work they want to do and measuring up and blah blah blah. All of that is obviously legit potentially, but I don't get why they (like we are doing) can't just want until after moving in... I've rolled over so far to try to be a nice person but I feel like I'm being mugged off here.

Surely they did all the measuring they wanted in the several hours they spent there previously?

@BitOutOfPractice i forgot to change my address on Amazon. Ordered a load of stuff that was delivered to my old address and the new occupiers claimed it had never been received despite tracking info including a picture of it in their hands!!

I did this once - they drove it round for me with some post that the re-direct had missed.

They certainly didn't have to do that they could have just refused it at the door - FIL did that when we accidentally had his address on as the address after ordering him something.

This is bonkers! Say no, you are unfortunately too busy and they have had ample opportunity to visit and measure up already (you're not obligated to let them).

OP I would have declined the visit - and as you haven't been very firm and get them out when it suit you.

Absolutely lay it down for them. No more visits and explain that you have occupied with other things. Don't be so quick to answer their messages... Take your time. They will get the message.

What an earth did they do for 4 hours?! When we moved, we had one extra visit to measure for curtains and we were there 15 minutes max! They have time to redecorate a whole room in 4 hours!

Oh dear, the buyers have bought some building materials on a good deal and they are being delivered to the house tomorrow.

OP, can you take the day off work to sign off the delivery (anytime between 9am and 5 pm), help unload the materials and clear a space to accommodate them??

Puts me in mind of when we were selling our last house - downsizing from a four bedroom. More or less as soon as the listing went live, a doctor came to view. EA told us he was in a hurry because he was starting a new job in our local hospital, which was a few minutes walk from the house, and was moving his family out of rented accommodation in another area. He came to view alone. Then the EA arranged another viewing with him and his wife, then a third with his wife and two teenage kids. Good feedback but no offer. A few days later another viewing with the whole family, including his parents, brother and his wife. I didn’t think much of it, although I noticed lots of discussion in the back garden and at the side of the house - looking up, pointing etc.

The following day he offered over twenty thousand less than the asking price and seemed surprised when it was rejected, telling the estate agent that the house was ideal for the location (could walk to work), but that it was too small for the family and he would have to extend. Only then did it dawn on me that they were all moving in !! He spent the next few days increasing his offer by £500 at a time !! We were relieved when another buyer stepped in as I could imagine all sorts of problems had we sold to him.

That reminds me of so many buyers on 'A place in the sun', who want to carve massive amounts off the asking price because they "need" to put in a pool, or some such optional extra. If I were the selling agent, I'd say "And you think the vendor should pay for that, do you?"

OP - if they were there for 4 hours previously - how did they fill the time, if not with measuring up, etc?

When I have bought and sold I was always told absolutely no viewing allowed after exchange. Admittedly last time 4 years ago I think I had one call to check if I wanted extra items inthe items in the side transaction (they were downsizing, I was starting again so had agreed some furniture they would leave). Tbh what you are describing sounds like harassment

This is incorrect. We always arrange to visit two or three days before completion( or get the agent to do it. If fixtures are being removed or the property is not being sold as per the contract, the contract can be voided or adjusted.

In France it is standard practice, no one buys without inspecting on the day or day before completion.

I can absolutely understand your reluctance to be awkward if you had trouble getting buyers - I was absolutely terrified something would prevent the sale of the former marital home at the last minute, I'd have had to continue living under the same roof as XH and would probably have done myself in - but even I would have seen red when they told you to move your work call. Buying your house doesn't give them the right to rearrange your life! Still, it's done now and I hope the stiff drink is working its wonders Wink
