Hello all

So I rent a house out

Semi reliable tenants

Xmas rent late by ten days
All they could pay was half
So I said fine
Pay half no probs

Now - rent late
So they can only pay half this month

I have been very fair
Rent is 200 less than market value as I don't want to put any pressure on them

Say nothing and hope it won't happen again?

They have been there 3 years so only some issues since dec 22

Plus everyone is struggling financially now :(

If you continue to rent use an agency to manage this for you. They will take a small percentage of the rent as a fee - but as you are renting below market rate this would be covered by a small rent increase ie you could still cover your mortgage. They will manage all this for you and ensure tenants pay - you can still be a responsible and fair landlord using this route.

Actually the more I think about this the more I think the OP’s mistake is renting out below market value. Tenants who benefit from this kind of do-gooding usually don’t appreciate it, but see it as a sign of weakness—they think you’re a mug. Then they start coming up short on the rent.

You need to tell them that they pay the arrears and on time in future or you will section 21. Sounds like you'd be best off getting them out and listing at market rate.

Slippery slope in my experience!
That’s how ours started. I’m still £4k down and dealing with bailiffs. Get them out!
re-rent for what it’s worth!

@Jizzle I'm all for more social housing and more choice and the sooner the better -but we rent and have a lovely home too - you do other tenants no favour actually making comments like that. I've actually had some pretty good landlords in a variety of situations- mainly ones who were working abroad and letting out family home -

Was always a great tenant

House spotless at the end and rent always always on time
Just no question about it

Maybe go round and ask if there is a problem as in someone sick or lost their job. I have friends who are landlords and have half a dozen houses. They are a million miles from the typical not interested landlord and have excellent relationship with all their tenants. Find out the problem and you may find that once you have a chat you can work something out.

We are all foolish sometimes! Being slated foesnt help atall! Pointless and unkind. Being sensibly advised is helpful. Think about the sensible advice on here and ignore the other rubbish!

You aren't being greedy at all. They need to understand that you can't afford to pay the mortgage if they don't pay their rent. Worst case scenario your house is repossessed and they are evicted anyway!

I think you need an honest conversation about what the issue is with the new job and paying rent.

If they can’t afford the rent (as opposed to being piss takers) then you need to think long and hard about what to do. You can’t afford for them not to pay, but if they genuinely can’t afford to pay they’ll likely have to stay in situ until you evict (that’s what they’ll be advised in most places if they’ll be looking for social housing help) and that is very expensive.

I agree with @Solonge. Go and talk to them. Check that they've done a benefits check too.
I wouldn't go with an agent, they're the real robbing bastards in the tenant-landlord relationship. They won't look out for you or your tenants.

If they've been good tenants, I'd work hard to keep them, but the rent does need to be paid.

The time to cry is because you can’t pay the mortgage because they haven’t paid for 6 months and you have to take legal action to get them out.

I don’t know why you’d be crying over simply requiring them to pay rent on time.

Scrounging? I think not. Where do you think rental properties for people who cannot or don't want to buy a house come from? The council hasn't got enough and they don't just fall from the sky. Without private lets and landlords like the OP many people would be without a home.

The council would have enough social housing if Thatcher didn’t sell it all off cheap and people started privately renting with over inflated rents in the first place, so now people on very low incomes can’t find a decent place to live because of these people. Not suggesting this landlord has done this but I’m just saying 🤣

Correct. Thatcher was the biggest scourge of the UK and we are still living with her cursed actions. The reason so many landlords get a bad reputation is because they avoid repairs and ensuring their letting properties are up to scratch. You only have to turn on the tv in the morning to hear more stories about the poorest living in slums. Im old enough to remember the real slum landlords and when the laws were changed to get rid of them. But back they come with the Tory government, nothing changes.
