AIBU to think we should be able to view a house even though we aren’t selling?

So a house has come up for sale near us, we’re in a position that it’s not the ideal time for us to buy BUT for the right price and property we could make it work. Our house isn’t on the market but if we wanted to go for something we would put it up straight away. We plan to look at selling and actively trying to move within the next 6-12 months. I want to go and see this house as I saw it a couple of years ago and fell in love with it. It’s come up again, but the estate agent has said that we can’t view it unless we proceed with putting our house up and then if it’s a no from us on the house we are viewing we would then need to get out of the contract to sell our house!

AIBU that this is ridiculous? We just want to see this one house on the off chance it’s the one? If we offer and they say no under the circumstance fair enough. Should we just walk away until we are definitely ready to move.

To be honest, I’d not let you view. I’m sure you are sincere and not just a nosey person who wants a look.but it’s the sort of shit time , wasters say and that’s your issue. Some people used to want to just go look round local houses.

Plus if it’s desirable, then people will want it, they aren’t desperate, so why pick someone who isn’t even got their house on the market and is no where near in a position to buy?

One other thing 😂 we are waiting 6-12 months if it doesn’t work out with this house as we are in such an expensive competitive area so trying to save as much as possible to get something decent, so giving ourselves as long as possible until we need to start thinking seriously about schools/see what the market does!

I think yabu too I'm sorry although I do get that it's frustrating. I've just accepted an offer on my house, and getting the house viewing ready is so stressful - not just for me but for all the family. When you've gone to a lot of effort and then people turn out to be time wasters, it's annoying, rude and disappointing.

By the same token, most agents I've been dealing with haven't allowed me to view properties until I'm under offer. It's not a great situation for sellers or buyers because now I feel pressured to find somewhere quickly for fear of losing my buyer. But - that's just how it is at the moment 🤷‍♀️

As you say OP, if they are doing viewing days then it really makes no odds whether a couple of extra people come along.

This is more to do with the EA trying to drum up extra business, by getting you to list your house with them, than anything else.

That's what the online details are for. I wouldn't let anyone view who hadn't even put their own up for sale.

You can't put an offer on a house you don't know if you can buy. There's no point viewing a house you can't offer on. You're wasting the estate agents time.

I did it on my current house. The vendor accepted my offer subject to me selling my previous house, and in the mean time they kept it on the market. I then sold my old house and here I am.

@Doris86 fair enough but very few people will do that. They kept theirs on the market so you're just lucky they didn't find another buyer.

Well I'm going to disagree with everyone else because this is exactly what we did. We were looking but hadn't put ours on the market. Neither of the two local agents seemed to mind - they knew we had one to sell. When we viewed the house we wanted we put ours on the market straight away and had our buyers within three weeks. They were FTB so it all went through quite quickly.

You can't make an offer when you havnt sold your own house because you arnt in a position to go ahead. Lots of owners instruct the estate agent to only show serious buyers In their eyes you are known as a time waster

I’ve been in the position of selling a house several times and you’re a time waster as far as I’m concerned. Sellers spend time and money preparing their homes for viewing and if you’re not in a position to make a serious offer then you shouldn’t be viewing.

You could, but then the estate agents would cotton on pretty quickly and put a stop to it. You’d also be bombarded with texts and emails from them, I still get post from when I last moved 2 years ago. And then you’d also have that reputation to overcome when you did want to move.

But this isn’t always the case and EA’s shouldn’t be introducing viewers who haven’t put their property on the market, unless sellers specify that they’re OK with it.

Unless you’re trying to sell your home and keep getting enquiries from your EA because some selfish git wants to view your house even though they’re not in a position to make an offer !!

I tidied our house with my clingy 2 and 5 year olds under my feet only for the couple viewing to announce that they lived further down the street and just booked an appointment any time a house in the road was put up for sale because they liked to see what each house looked like 😯

That's pretty bad... and then to ADMIT to it. 🤯

No. If you’re in a position to make a cash purchase the EA will want to know. Doesn’t entitle you to ‘nosy around’ with no intention of buying. You’re a time waster.
