Emergency rent freeze laws passed in Scotland
and Welsh maybe follow.

YABU = vote agree to rent freeze
YANBU = vote for not agree to rent freeze

Since I own the property outright I'm personally not too concerned about the rent freeze, even if it ends up lasting longer than 6 months.

@Alaimo I saved the deposit for mine whilst I was on benefits and a student. Those bleating on about can’t afford homeownership and yet I was in possibly the worst conditions anybody could be in financially and managed to save up a 10% deposit. Not that long ago either.

Another example of the ignorance about housing and the rental market. Yes this is planned. By 2025 certainly in Scotland it will be illegal to let a house which isn't D or higher.

While Nicola Sturgeon was whipping her base up into a frenzy with more Indyref2 waffle, a housing entrepreneur announced he was pausing a scheme to build 11,000 homes in Scotland- because of Sturgeon and Harvie's Rent Controls Bill.

Unsurprisingly, many LL choose not to rent to students, those on benefits etc.

It will only get worse with this legislation.

As a landlord a short term rent freeze wouldn't bother me as I only tend to increase the rental price every 3 years or so anyway (and my rents are pretty low). But if we get to a point where the income from rental is less than the costs of being a landlord then I'll stop renting out the properties and mothball them for a year or two to see if the situation improves. I might eventually sell one but the other is earmarked for my retirement.

Long term I think improvements in tenants rights would be more valuable to stabilise the market than rent controls. And a far greater availability of social housing of course.

Big difference bw not being able to buy a house w less than a D grade energy efficiency rating for your own personal use and being able to rent one out. Are there any plans to make the sale of cold old houses illegal? I doubt it.

The treatment of students by Scottish universities is a disgrace. I would caution any parent not to encourage your child to take up a place at a Scottish university unless they live within commuting distance. This is not a new problem. Indeed from personal experience, I would go further and warn any parent from outside Scotland whose child is fee-paying to recommend that their child stays away from Scottish universities.

@Alaimo I bought me first flat at 21 after graduating from uni and starting work in the NHS. My parents lent me a 5% deposits (£3600) which I quickly paid back alongside my mortgage. I forfeited nights out and holidays/traveling in my 20s, and until my late 30s has never owned a car costing more than £1500 (most were far less). I've worked rotating shift patterns and weekends in the NHS for 20 years.

I sold the flat, bought my house (which is now BTL) at 25. When I came to sell it and couldn't I worked my arse off doing overtime and selling belongings to raise enough of a deposit (as well as some equity release when I remortgaged on to BTL) so that I could match my then partner (now DH) exactly 50/50 going into our current home (£20k Each).

How people choose to spend and invest their money is their business, but if you think every LL has just been given a house, you are very very wrong.

The intention is that ALL houses must be D, regardless of whether owner occupier or leased.

In Wales a friends husband is a big builder he's stopped building estates. He says it's difficult enough with the price of materials without all the rabid political point scoring. Last week his brother said his desk was covered in P45s. He personally told every person that he was sorry but housing was kaput here.

So to all the political flag wavers on here who are looking forward to Christmas with family there are many in Ireland, Scotland and Wales who are facing homelessness. I know one family friend has MS she's now in a wheelchair, husband is her carer, daughter at local school. They have to be out next month. But never mind Plaid are getting what they wanted she said to me 😪

Plaid are turkey's voting for Christmas in propping up the Drakeford administration. Once Drakeford gets his extra assembly members they'll lose all political power going forwards.

If my FHL is forced out of business (as they are doing their best to achieve) we'll be selling up. It will go to non Welsh speaking English incomers like the other properties in the hamlet. No one local wants them; far too inconvenient to live in the middle of nowhere although a strong selling point for a week's holiday and there is no way I want to be a landlord in Wales.

My parents have already sold up and left Wales - their house was bought by an elderly couple from Bristol.

You mean the City Facilities Management project that was “planning” to build 11,000 properties over 9 years but had only committed to building 350 luxury apartments in Glasgow over a year after the plan was announced?

The City Facilities Management company that is owned and run by labour peer Willie Haughey?

The same Willie Haughey who’s been moaning about the spiraling cost of materials for the past 3 years being the main reason for not advancing said plan until this week?

The same Willie Haughey who, when announcing the plan, made a song and dance about how he was doing this not to make lots of money but because he wanted to make a difference to communities. To build rental properties you could stay in for the rest of your life, rental properties that were cheaper than a mortgage, but who has now said that this temporary 6 months rent freeze means the entire 9 year “plan” has to be halted because there’s “no incentive to make a difference anymore”?

That Willie Haughey? Hmmm I wonder what possible ulterior motive a billionaire rental tycoon and labour peer could have???

Our problem in Wales is the high specification required by housing assn. Solar panels, sprinklers in every room, carbon neutral homes, passive Haus. All this is very expensive but the government wants them to be affordable. This was done here. School closed, builder given land and the school buildings. The building costs came to 280k average for eight homes.

The government would have to confiscate land to achieve 280k. It would upset a lot of land owners especially farmers. Last device near us farmer got 1.5m for two fields because they had planning for 100 homes

Not true. I rented when there was price control. It was far easier to get somewhere to rent than when it was abolished.
