To expect house prices to fall in South West London?

Just that really. Husbands believes house prices will go down in the next couple of years.

I live in SW London (but a not fashionable part) and suspect they’ll come down a bit in the fancier bits but the less fancy not so much as people will end up here as a compromise.

You can get 3 bed semi for under £600k here but literally 200m away the same houses ade £100k more and a mile away £850k.

Fucking ridiculous

Reall? I live in SW London, no sign of prices going down here. If anything, still going up albeit not quite so fast.

Lol. According to some posters on MN, house prices will always fall. Brexit, covid, cost of electricity..... and they'll be bargains galore.
Wait a couple of years and pay more for a house, and 2 yeaes shorter term to pay over

Liz Truss will never allow it. Her government's entire neo thatcherite ethos is all about safeguarding existing wealth / "growth" at all costs.
They will intervene if they have to - just look at how they have shaken the magic money tree to protect energy company profits.

I’m selling a house in SW London at the moment, all estate agents I’ve spoken to say the rate of prices shooting up seem to have stabilised and levelled off in the last couple of months. I can see them staying pretty in line with where they are at the moment but not actively falling. Just my thoughts!

My part of SW London definitely stagnated since Brexit, the stamp duty pause gave it a reprieve but I think flats have suffered. Tbh it's an expensive area & so much growth has been driven by huge equity gains so I do expect prices to fall slightly. It's much harder to build the equity these days. My first flat made 200k in 2 yrs.

I read recently that more buyers moved out of London to buy their first property so that will have an impact at some point in the cycle. So much depends on interest rates, we fixed for 5 years 5 months ago & the rate today would be shocking.

OP, I live in SW London and I don't think it will change much . Things are still selling well, and rents are through the roof snd going in a day or so.
I think prices will flattened a bit, certainly not go up by the 10% they did last year. I don't expect a lowering, though there are always sellers who are over optimistic snd have to reduce. There's not the mad scramble any more.

Also, SW London is a massive area - Streatham, Fulham, Wimbledon, Morden, Kingston, Mitcham, Tooting, Wandsworth, Clapham: all SW London and some very varied areas, house prices and demographics.

My husband is busy doing very important Man things so I can't check with him right now.

My inferior woman's opinion is that they won't truly fall, an odd house or two might, but in general if people will make a loss they just won't sell, and less will be available pushing prices up again due to less availability. And so the cycle will continue.

I can see why he might think that, because the prices are so astonishingly high. But in fact he isn’t correct. The trend is always “more expensive” just as food, petrol etc gets “more expensive”. There may be mild fluctuations and plateaus but prices climb. The prices are amazingly high. SW london has lovely housing stock, great parks, good transport, and easy access to Gatwick, the coast etc. w Prices wont fall.

😅I said my husband meaning someone I decide things like house buying or selling with! Cannot believe I gave that vibe (😂😂😂), we could not be more distant from that dynamic… I asked before coming here why he thinks so he explained his interpretation of some macroeconomic trends but that’s different from people’s actual behaviour…living in SW I have been wondering how far can prices can go for a while but then I look at the many shades of the top 1% living here and it’s obvious that an extra 100k every 6 months is just peanuts for many buyers

Oh gosh my husband has said that he doesn’t think they will fall and that they will most likely stabilise until the next rise begins. I don’t know if he is faulty or something but he doesn’t agree with the other husbands 🤣.
