AIBU to ask you which house you'd buy?

A - small house, fairly recently refurbished, average to poor schools, 25 min commute to work, high end of budget

B - small house, recently refurbished to a high standard, good schools, 30 min commute to work, middle of budget

C - medium sized house, liveable but decor a little tired, good schools, 25 min commute to work, low end of budget

D - medium sized house, liveable but decor a little tired, average schools, 10 min commute to work, middle of budget

Which of these factors is most important to you and your family?

Actually maybe d. Average schools are ok/average. Think of the time and money you’d save on commuting. The saving in petrol costs might pay for tutors before exams if needed? Though hard working kids will do well in an average school. Plus you have to live there after they’ve left school.

good schools, house size, commute, decor would be my order for criteria.

good schools mean generally more attractive area plus you will need good schools yourself.
I would look at area, garden and size but area is the most important, you can’t change it.

C or D as the good schools would be important and surely, at low or mid-budget you could afford to do some work to improve the decor.

C or D. Good schools are important, as is the commute to work and budget. Decor isn't a main priority and can be change later

I’d go for D because of the good school and proximity to it. I’d try to update the house over time.

The most important thing is the area. You should aim to be in the most affluent area. A small house in the best area is better than a big house in an awful area.

C or D. I would be tempted by the short commute because I've done some crazy commutes in my time, but also I'm keen on good schools.

I somehow misread the “average school” bit of d. I’d go for C because of the good school, hopefully update house over time.

Definitely C.

You can improve the decor but you can’t improve the local schools or (very easily) make the small houses bigger.

D, with the middle of budget leeway you could update the decor and a shorter commute to work is always great - saves on time/fuel.
