I am a landlord tenants been in situ for over 10 years very happily in a character Victorian terrace rent raises minimum I leave them alone get repairs done in a timely manner however from 2028 I will have to either sell holiday let or leave vacant the property as the modifications are untenable for me. Double glazing adding internal walls to make small rooms smaller etc. We are in a housing crisis this is going to make it worse and for all of you who want to have a go at landlords maybe look at the government housing policy first

You could just sell it if you are genuinely worried about the housing crisis. That won't make it worse.

A lot of the changes landlords have to make now are adding to the rental market crisis because landlords who only have 1 property rather than a portfolio are selling up.

Sell at a discount to first time buyers. You've owned the property for "at least 10 years" so it will be worth a lot more now, you can make a small profit and help the housing crisis by selling to FTB at well below current market value. Everyone wins.

Proposals: The Government’s proposal in the Bill is that rental properties meet a compulsory energy performance certificate rating of band “C” on new tenancies by December 2025, and on all rented properties by December 2028. Consequently these proposals must be taken seriously, but we’re not there yet.

There's nothing wrong with wanting to improve rented properties for tenants.
It might just be expensive and disruptive.

@dianthus101 how is that going to help my excellent tenants who can’t afford to buy ?
@Cigarettesaftersex1 Victorian terraces have to have an additional wall inside to come up to law from 2028
@Pegasushaswings yes and more will exit after 25 and 28 how is this going to help the property crisis

@mumda where are the tenants going to live while the renovations are underway ? My tenants don’t want the disruption and don’t want to leave

I agree. It will be impossible in an older Victorian property.

Where I live people want private rentals. Wages are very low so a house would need to be sold very, very cheaply to allow someone on minimum wage to buy it- they want to rent but soon it will be illegal without these changes which are impossible to achieve.

Landlords are seen as the enemy but the real enemy are the government who consistently don't invest in social housing. The council estate near me is 80% privately owned now.

I've got nothing against btl landlords, but I do think tenants deserve a home that's easy to heat. So many landlords haven't provided for this, so government has to step in and legislate.

@Parsley1234 your tenants can refuse the improvement works. But their bills will be higher.
Perhaps they would have to have one room done at a time re: wall insulation, assuming external cladding isn't an option.
The windows get done in a day and are a minor inconvenience.
Study the EPC and see what other suggestions have been made.

@Movinghouseatlast yes it’s awful my tenants are great people over 60 they can’t get a mortgage even should they want one totally badly thought out policy it’s going to be pretty shit then less houses less choice the rent goes up and do you really think all those substandard council stick will be sorted out and got to standard

@Parsley1234 sorry but zero sympathy from me. Your fortunate to own two properties. The property that you let out will no doubt have increased in value whilst you have owned it making you a tidy profit. Plus you have had any mortgage on it paid by the rent from the tenants!
The fact that you now are being forced to make modifications to the house - some would say you should have done this already - is par for the course I'm afraid. Every business has expenses and has to make modifications from time to time.
Why should your tenants have to live in substandard housing for you to continue to profit off of them???

Sorry but as someone who had been repeatedly screwed over by greedy landlords you won't get any sympathy from me!

I love landlords who come on here and say they are doing something noble because their tenants can’t afford to buy. You own more than one property to make money- it’s greed and we have a housing crisis partially due to the countries inability to build but also due to greed.

the point is most Victorian terraces can’t be brought up to standards needed with all the best will in the world it is impossibly

Or sell to the current tenants. My landlady sold to me. At market value. I got a bargain and it was an easy transaction.

We e had to sell this year. Really sad, we were brilliant landlords and the house was clean, lovely and cheap. Desperately needed.
