AIBU to think we could have a chance at getting an offer accepted if we haven't sold in the current market?

AIBU to think we could have a chance at getting an offer accepted if we haven't sold in the current market?

So me and DH have almost put the house on the market, we found the perfect property but we haven't sold... have we got a hope in hell of having our offer accepted? We have a healthy deposit 250,000 for a 410-420 house and secure mortgage.... is there anything more we can do? The reason we haven't sold is because we just hadn't had time to put the house on, we know within days of it going on we will have offers.

Agents round our way won’t take offers unless yours is under offer.

List your house with the same estate agent- it will increase your chances

You can try. We did this and the seller gave us two weeks to get an offer on ours. We did it in ten days.

No of course they won't accept your offer. You are not currently able to proceed. You can indicate that you are interested but that's it. Get your house on the market!

We had our agent call the selling agent to explain we'd be under offer very quickly. It worked, though the sellers turned out to be crazy cray people and it all fell apart. We kept our buyers though and found somewhere else.
They might agree to keep you informed of any other interest.

You could put in a note of interest with the estate agent. Explain your circumstances.
Then immediately list your house.

I think it depends on what the people selling have planned. If they've found somewhere already and are keen to move quick, the fact you're not yet under offer will put them off. If they're yet to find somewhere and are in no rush, you may stand a chance. However, if they're in no rush, they can afford to hold off until they get a great offer. Would you consider putting an offer slightly over asking?

Btw, things are moving super quick. We listed and had our house under offer within 24 hours recently. So if you're quick you could have a similar result...

We were given 2 weeks by the sellers to get an offer. However, everyone was confident we would get a buyer in the next 24hours and likely to be first time buyers. Also used same EA who moved like lightening to get us sold . All done in less than a few days . I would say it depends on what you are selling .

Honestly having just sold ours in the last few weeks no on would even allow us viewings unless we were on the market let alone consider an offer from us. The market here is absolutely crazy, things are selling in hours not days. You might get lucky but if the market is similar where you are then realistically there's no point even looking let alone offering until yours is on the market.

Unlikely. There will plenty of people who are proceedable so why do you think an offer from you would be preferable?

Would you accept an offer from someone who isn't proceedable?

Can't you tell them that you've got an offer and then get super speedy actually getting one? I mean anyone could put an offer in...

Or if you don't want to be shady I would offer 5K-10K over asking and ask for two weeks to get an offer.

This is an odd thing to suggest doing, it's pretty easy to confirm if someone has an offer on their property and the first questions the agent will ask is what is your properties address and who is your agent.

The OPs property isn't even on the market and as soon as the agent realise this they will not only not see the offer as genuine as they are not proceedable, but they are unlikely to want to deal with the OP in future as they will have been proven to be a liar.

@beees I'm not saying it's the best thing to do morally, but I've known two people do it recently and get away with it easily, as they only needed to do a couple of viewings to get offers. The market is insane, needs must.

We've literally just done this, we are using the same agent...that seemed to be the clincher for us. We saw last sat, offered Tuesday & was accepted, ours goes on the market Monday. The vendors haven't seen any houses yet, so actually agreed they were no more proceedable then us so they've take a chance on us. No harm in asking, some agents have been very firm but if they can get two lots of commission they seen more flexible 😉

The estate agents will check. It’s standard practice. So don’t do this. Then they know you’re a liar and this will tarnish your reputation for future offers.

I'm amazed you know 1 person who has lied about having an offer and not got caught out let alone two!

I appreciate the market is insane in some areas right now but lying about having offers on the table when you don't even have your house on the market really isn't the way to go about getting your next house.

How fast can you get your house on the market?

Also can you arrange finances so you can go ahead and purchase regardless of the sale of the other? I realise that this is unlikely but a friend did do this. Whilst she had to pay the higher stamp duty (as a second home) at point of purchase, as long as you sell the other property within a year you get the extra back (well when she bought she did). Once you sell you can restructure the finance on the new house.

I wouldn’t even let you come for a viewing until your house is on the market. I wouldn’t accept an offer, however great, until your property is under offer (but I would let you know that it is an offer we would accept once you have a complete chain).

Great thanks for all this, I haven't been through the process before as DH had bought this house years ago before my time. I think we will miss the boat with this house, there will always be another!

Unlikely!! We recently accepted an offer on our house, of 4 offers we didn't even consider the one that hadn't sold their property yet despite it being the highest offer. We chose the chain free with a mortgage in place people.

We did get an offer accepted on a property without having our current house sold though. BUT, we had sold DH's old flat and with that had enough to get a mortgage for our new place. As it turns out we sold so quickly that everythings going through in 1 step fingers crossed!!
