AIBU to think we could have a chance at getting an offer accepted if we haven't sold in the current market?

AIBU to think we could have a chance at getting an offer accepted if we haven't sold in the current market?

So me and DH have almost put the house on the market, we found the perfect property but we haven't sold... have we got a hope in hell of having our offer accepted? We have a healthy deposit 250,000 for a 410-420 house and secure mortgage.... is there anything more we can do? The reason we haven't sold is because we just hadn't had time to put the house on, we know within days of it going on we will have offers.

We had an offer on our house from somebody who hadn't sold yet but unfortunately for them we got the same offer to someone who's already selling to a first time buyer.

It depends on the house but the higher value you're buying the less interest there'll be so it's worth a try. The seller can still carry on taking viewings etc even if they accept an offer on condition of you selling.

Offering over the asking price on a house with no upward chain is your best bet.

You never know! We did it last year and the market where I am is incredibly fast moving. Because of where our old house was the seller’s knew we’d get a sale quickly. We got on the market and sold inside a week

Nobody checked if we even had our deposit or anything when I bought my flat last year - they just believed us. and we had offer accepted

The estate agents talk to each other but you'd have to prove you'd got an approval in principle for your mortgage at the very least.

Of course they check, you will have provided details outlining your position and where the funds were coming from even if you don't recall doing so. Before our recent purchase could be marked as SSTC we had to prove where the monies for the purchase were coming from and outline what our proceedable position was e.g if we had sold, needed to sell or had an offer on the table and were waiting for their paperwork.

I think we will miss the boat with this house, there will always be another!

There will indeed be more houses but if you are serious about moving I would begin to look at agents and get yourself on the market ASAP. The market might slow down but where I am it is showing no signs of doing so, so if I were you I'd definitely want to get the current house sold so you're in a very good position when the next house comes along.

Everyone I know who has selling has gone with the buyer either not in a chain or under offer.

Well you could put an offer in and maybe they’ll accept it but they’d be bonkers to take it off the market until you’re under offer
