Should I buy the house ?

So my landlord is selling my rental property, he said he will get a surveyor out and sell me it at that price no bidding wars , but I have since put an offer in in another house and won , but I'm completely torn and something is telling me not to buy the other house and see what this rental goes for , it has ALOT of problems , attic overrun with mice for a start and not much room , however it has great potential, and if I got that attic space back the space situation in the house would greatly improve, this house I've bidded on I've only bidded on it because it has 2 extra beds which technically we don't need as we are in a 3 bed with 2 kids , it's 3 doors down across the street from my parents which I love 🥰, but ... That's it , I hate the garden both are unusable for children , with great big drops that kids could fall off and seriously hurt themselves, think giant stairs , the garden is in 4 levels 😬
it's all paved with concrete slabs, front is a paved slope so no good to play really, both have extremely wonky steep steps in them , and as I grew up across the street I know the garden is full of boulders and rubble that was left when the houses where being built and people have tried to get them leveled out sort them out and give up , also neighbours pet died of wilders disease due to rat issue , the house backs off to a forest , my parents house the garden is perfect it's just the way the street is shaped , and never had a problem with rats ect also buttt having 5 beds is fantastic , and I really don't want to leave the area , but will I regret buying a house with no garden for the children ? Help ! Tia 🥰

I should add I'm Terrified this rental will be above my budget and I'll technically end up homeless 😬

Tbh I would see what the rental price is. I see the benefits as not having to move and you have a garden. You know the issues already as you live there so no surprises there.

I’m not sure it sounds like either house if for you. Could you keep looking?

If I’ve misread this and you are actually keen on the place you’re renting then see what the surveyor says but don’t be afraid to negotiate from there if you think it’s worth less. And remember it would be in the landlord’s interests to sell to you - no agent fees, no void with no rent between you leaving and it being sold. So your offer should reflect that

Are you buying the other house? Can you check the prices of other houses on your current street to see if you can afford it? You could sort out the garden in the new house, and your children won’t be tiny forever.

Be honest, tell him that since the property is going on the market you've been looking at other houses and you'd value a valuation sooner rather than later if that was possible.
Your heart does not sound like it belongs in the other property.

The fact that you've already outlined all the problems with the new house suggests it's wrong and you're buying it because you feel pushed into a corner not because you love it. Buying a house is such a big deal and you will almost certainly regret it and want to move before long, and waste a load of money in the process. Totally get why you want to stay near your parents though. Do houses in the road come up for sale often? Or close by? Could you move in temporarily with your parents and wait for something more suitable? TBH neither the rental option or the other house sound great. I'm a great believer in going with your gut reaction though and if your gut is telling you the new house with the rubbish garden is no good for your kids, don't buy it.

As above - be honest, say I’ve seen something else how quickly can you get the surveyor in. Continue with the other if you’re keen in the meantime…. How much effort to make the garden safe/more usable?

My youngest is 3 months so have a long way to go lol my cousin owns 2 doors up his was certainly in our budget , the problem is the landlords tried to sell twice at a price out of my budget it's sold twice but noone could get the bank to give them a mortgage as they said the house wasn't worth it

I think your right , the houses in my mum's street go for wayyy over my budget I'm shocked this one was , it didn't get alot of offers either which does raise alarm bells as it's a sought after area , I thought I'd chance my arm but there was no way it woudlnt go up to above what I can afford,

It's hard to explain , I'm in northern Ireland and the houses are or were temporary accommodation during the troubles as people were being burned out of their homes so when it came to the gardens they just threw leftovers into it that's why it's so unlevel , and that's why it's almost impossible to fix a neighbour leveled it out by building decking but it's ten foot high decking and his veiw from his window is just that which I think would bother me

I think it could be a good opportunity. I know 2 people who bought the houses they had been renting and the mortgage repayments were considerably cheaper than the rent. Obviously you'd have to factor in insurance. You could always sell later on if you want something different.

I do feel extremely under pressure to find somewere for the kids tbh , I could move in with my mum but I don't want to do that on her a Sox year old with autisim and ADHD and a 3 month old baby I feel that's unfair to them x

I have grew keen on this house mice and all I just can't get rid of them 🤢🤢 everytime I do they are back again , they go for a few weeks , there's six houses in my row and someone just isn't dealing with the issue clearly it's not normal thankfully they seem to just be running across and not living in my house 🤢🤢🤢

Do you mean your landlord has already tried to sell twice and each time has asked for a price that the bank feel it isn't worth? That suggests to me he's going to ask for more than it's worth.

You say he wants to get a surveyor out to value you it and sell it to you at that price. You should also get your own surveyor out. he could use a surveyor who's a friend and they could deliberately overvalue it.

If you both get a surveyor out and they come up with different values you could settle somewhere in the middle.

Shop around. You don’t have to buy either.

I’m a leetle suspicious about the lablord being happy to sell to you at a price from one valuation, that seems odd behaviour. Why don’t you get an estate agent to come round and value it yourself? You don’t need the landlord’s permission (although might need to pay the agent £50 for their time).

The surveyor was a friend yes that's what happened but he's just going with a estate agents this time , he wanted 50,000 more than what the houses in the street were approx. Valued at 😬

He's selling all his houses , he must need to ATM with covid and everything , he did tell me when I moved in he was gunna sell eventually as he had enough of being a landlord and it was too much stress

Actually have 2 lovely gardens in the rental ! And a parking space the other house doesn't eve. Have anywere to park and I know how people feel about the parking in that street they would have my head on a silver plate before moving day was done 😂😂

I wouldn’t buy the one with the dodgy garden, you’re basically paying for something you can’t use - almost may as well buy something with a tiny yard.

Don’t feel you have to choose one of the two, I know it feels desperate but you’ll lose out if you buy and then want to sell again quickly.

Yeah I guess your right , I feel like the price reflects that tho as the houses in the area are all identical and much more expensive
