Should I buy the house ?

So my landlord is selling my rental property, he said he will get a surveyor out and sell me it at that price no bidding wars , but I have since put an offer in in another house and won , but I'm completely torn and something is telling me not to buy the other house and see what this rental goes for , it has ALOT of problems , attic overrun with mice for a start and not much room , however it has great potential, and if I got that attic space back the space situation in the house would greatly improve, this house I've bidded on I've only bidded on it because it has 2 extra beds which technically we don't need as we are in a 3 bed with 2 kids , it's 3 doors down across the street from my parents which I love 🥰, but ... That's it , I hate the garden both are unusable for children , with great big drops that kids could fall off and seriously hurt themselves, think giant stairs , the garden is in 4 levels 😬
it's all paved with concrete slabs, front is a paved slope so no good to play really, both have extremely wonky steep steps in them , and as I grew up across the street I know the garden is full of boulders and rubble that was left when the houses where being built and people have tried to get them leveled out sort them out and give up , also neighbours pet died of wilders disease due to rat issue , the house backs off to a forest , my parents house the garden is perfect it's just the way the street is shaped , and never had a problem with rats ect also buttt having 5 beds is fantastic , and I really don't want to leave the area , but will I regret buying a house with no garden for the children ? Help ! Tia 🥰

If the attics are in a row, (6 houses) then if you buy it, get your attic bricked up. It's not only a fire risk but after you can deal with the mice, once and for all.

Get a price for work and talk to the surveyor. This is something that could possibly reduce the house price.

Also as you live there make a list of all the work needed. The survey may not include it, then negotiate hard.

The house sounds like you like it and has potential.

Aw yes I've grown kind find of it love the location it's a 3 minute walk to the school max it's only top of my mum's street aswell , I backed out of buying the first house yesterday , anyone glad I did as they accepted my offer but went to veiw it again yesterday and they had a few couples in veiwing it I don't know if that's the norm or not ?

I bought the house I rented. Got a good deal from
The landlady, and I knew exactly what I was buying and that there were no issues. Saved me a fortune and the mortgage is much cheaper than the rent.
