To think this house isn’t “fully refurbished”

We live on an estate that was built around 15 years ago by Taylor Wimpey, a house around the corner has been up for sale for 6 months, on the Right Move listing it’s described as “fully refurbished” but as far as I can see all they’ve done is repaint the walls and re-carpet it. The kitchen and bathrooms are the original ones and look quite dated now, they haven’t even changed the tiles and the plastic on the bath panel is yellowing, if it’s “fully refurbished” I’d expect at least new cabinet doors and tiles. The price is £60k more than we paid for ours last year and it’s the same size house.

Estate agents stretch the truth all the time. Somebody will either be happy with the condition and want to buy it, or they won’t.

Also depends where you are , many areas have gone up hugely and that is probably reflected in the £60k increase

I saw one recently that was described as ready to walk into. It hadn't been touched since the 70's. That includes the original single glazed windows.

The £60k increase could just be house prices going up, in our area it’s gone absolutely nuts.

Estate agents say all sorts of things about houses to try and sell them, they can say what they like to a certain extent, someone can buy it or not

Estate agents often stretch the truth.

When I bought my flat it had been trashed and barely had any functioning kitchen or bathroom, but I wanted to live in the building and it actually meant if I stretched myself I could afford the trashed flat and do it up. The sales information focused on the newly refurbished original flooring, erm, yes the flooring is great but it was refurbished in 1999, not exactly new!

Why do I care? I don’t know really, I just thought it was a bit cheeky.

I’m not going to link as I said I moved in last year so if anyone on this street sees it they’ll know who I am!

I think prices have gone up but we paid £280k for ours so £60k on top seems too much to me, and everyone else apparently as it’s still unsold after 6 months and other houses on the estate have sold pretty quickly.

I viewed a house the EA had described online as 'immaculately presented'.

The skirting board wasn't attached in places, there was a mouldy corner and doors didn't fit. Lots of other issues too.

They lie!

If it doesn't sell, their problem and you've been proven right. If it does sell, congratulate yourself on buying before the market went up and your house has gained some value.

There are many lies like that on property websites. I think some sellers/agents don't fully understand the terms they are using🙈
I viewed "modernised" which had the old ceramic round fuses still. Modernised my arse. Had new kitchen units and tiles tho🤷🏻

Our EA described the house as in "immaculate condition" we have moved in and are in the process of gutting every single room. Bathroom was fully ripped out, bedrooms have all been gutted and redone. We are moving on to the downstairs and again will all need to be ripped out. It's only 22 years old but hadn't been touched other than the walls painted white. We thought the electrics would be OK, and the plumbing. We have had to replace all the radiators and have new valves fitted to them all, and some wanker cut all the earth wires really short in the light fittings so an electrician has been needed as well.

Oh my god we are still fuming about this! Why would someone cut them that short? It's absolute pita to change fitting now! Seems to be more common or you live nearby😂

I dont get why they would do it!! Just tuck it back up. They were basic hanging lightbulb pendants when we moved in no shades in any room. We have wanted metal light fittings.

Although our electrician has earnt a pretty penny out of us having to have every light fitting done. Angry

Annoying. So annoying. We had downstairs ones done with a rewire. Upstairs is still left to do

Most people realise that estate agents talk a lot of bullshit. It's still on the market 6 months later, in a property market that's clearly booming. That tells you everything you need to know.

does anyone even read the EA fluff? It's all bollocks anyway.

You see by yourself. You can't even trust them to give an accurate description, and they don't have to, they will tell you they just repeat the description from the owner.

Just because an EA calls it a "bedroom" it doesn't mean the extension in the loft, or the cupboard down the hall actually qualify as a bedroom, not even legally.

You've done well if they sell it for 60k more.

No need to listen to despriptions by estate agents. The potential buyers will judge for themselves and have a survey.

To me fully refurbished means new wiring, flooring, kitchen and bathroom.

I think house prices now have gone crazy.

I have been looking for somewhere to move to and seen a lot of places that seemed to have risen 20% in 6 months

Yesterday I saw on Rightmove a semi that needed everything doing including electrics and replumbing before you got to kitchen and bathroom and landscaping the garden.

I think you would have needed £60,000 to put it right at least.
It was up for £250,000. I looked at recently sold and the last few houses to go since about September of last year to about Jan/Feb of this year which were ready to move into were around £200,000.

I cannot think that after spending the money to put this house right and adding a little bit in for your time snd effort that it would be over £320,000. I cannot see how the people who bought in Jan/Feb could make over £100,000 if they sold now.

I remember when viewing a rental house it had a pastel pink and blue kitchen from the 60's and they sort of shrugged at our shock stating that it's a "fully functional" kitchen. They have a word for every problem or undesirable feature.

I think some sellers are quite frankly deluded, so it may be them saying they've worked really hard "refurbishing" the place when they have just painted a wall.

No electrician who valued his reputation would risk doing that.
