To put complaint in against estate agent?

In the process of buying a property. It has been an absolute shambles from start to finish. I've purchased a house before so I know how stressful it can be but this is on a whole new level. EA has lied about certain issues and overall I'm just really disappointed by their attitude and the service. Problems that could have been avoided easily if they had done their job properly, having to ask them to do something multiple times before they got it right etc, you get the picture. It took 2 months just to get the paperwork sorted (everything was fine and ready to go on my end). My offer was excepted and then everything came to a standstill because the agents hadn't reported something beforehand (something that they should have reported when the property was put on the market). I have no idea what is going on or if the property is still even mine. I'm coming and going and just feel like I'm in limbo. Communication is extremely poor (well, it was ok when they needed something from me) but now they've messed up, I've not heard a peep from them.

I phoned the agent this morning and she said she would get back to me. I even explained how frustrating this whole process has been which she didn't even acknowledge or apologise for. I told her I was debating whether or not to withdraw my offer (they haven't had any other offers for the last 9 months, I wonder why). It is a fairly large branch with a complaints and feedback department. WIBU to phone them up and explain the situation? Or am I best off waiting until I (possibly) buy the property. I don't want things to be awkward with EA but also feel she should take responsibility for her error. When I've made a mistake in my job I've always been pulled up on it.

If it wasn't for the fact I love the property/location so much I probably would have pulled out by now.

You seem very condescending telling people to read your post carefully etc and very vague. What do you think they should have disclosed? What difference would telling people this make to your post? You just seem like a crank to be honest. I hope the sale collapses..

OP has of yesterday pulled out of the Sale...

She has also already apologised several times now and explained she was very stressed.. and was sorry she was sharp... and that is completely understandable .. given how stressful buying and selling property can be..

thankfully OP has pulled out and therefore your unkind wishing of the sale to collapse is null and void.. 🌸

Because I think you're talking rubbish to be honest.

It was a long time ago, but we sold our first house without an Estate Agent. We put our own board up in the garden and it sold the next week! You need a Solicitor of course.

I've sold property on the open market without an EA (just a private ad in the paper) and I've also bought property that was for sale the same way ( an ad in the paper and a home made sign on the gate).

Both were desirable properties in a high-demand area., both attracted plenty of interest and offers . It's not difficult if you're competent, efficient, and know what you're doing.

Of course my lawyer handled the sale and purchase offers and conveyancing, in exactly the same way as when I've sold and bough via an Estate Agent.

It was the Seller who should have sought the permission not the estate agent and then once the offer was in the seller's solicitor should have noticed this and got on to it. You were directing your ire at entirely the wrong party but you know that now.

I suggest if there are any issues with the new proprty you make sure you know which party and which professional deals with what! It will make the process a lot less stressful for you.
