Which house?

On a small new build development. Both the exact same house and price. One has neighbours on both sides so garden overlooked on both sides. The other is at the edge of the development so only overlooked on one side, (the other backs onto woodland) but this one has car parking spaces directly in front for the owner, then spaces in front of those for other owners so you could potentially look out onto your cars plus two other peoples.

The other houses car parking spaces are to the side. The front looks out onto the paved road.

Which do you think would be more desirable?

Also both houses have gardens the same size but the one with the park at the side is at the back and the side and the other one is one rectangle at the back.

The big rectangle back garden sounds better than back and side, but what is the aspect (is it sunny at the back?).
I think being on the end sounds much better, and I wouldn't worry about being able to see neighbours cars.
Is the rectangular rear garden and end one the same house? If so this one.

Are they detached?
Either way I would prefer to be at an edge I think
Cars - part and parcel of buying on a development and quite usual
Garden - which way do they face? Which part will get the sun etc.

The one backing onto woodland. I've always got on with my neighbours but earlier this year we moved into the centre of a 5 acre plot with only one neighbouring house (who are obviously nowhere near our house and it is BLISS). Fewer neighbours the better, I say. One less couple to BBQ when you have laundry out (or get annoyed if you do), get a hot tub, play loud music...etc etc. I would pick having to see cars out the front. As a side note could you see if you can make access to the woodland from your fence and go straight out the back for walks?!

The one on the edge for sure. I absolutely hate being overlooked in our garden - we're only overlooked on one side but still trying to find somewhere more private!

Would the edge one also have less passing traffic? That would sway it for me too if it's more tucked away.

Woodland one but plant up well along the sides so lots of screening from being overlooked

I would value more privacy in the back than seeing fewer cars out the front.

It depends if it is private woodland or if there is public access for me.
Thinking about the antisocial behaviour from groups of teens we get loitering in a scrubby thicket locally, setting fires etc.

I would pick the one with the south west facing garden. If both have garden facing the same way I would pick the one with the woodland.

Thanks sorry I probably wasn't very clear.

House A - one side neighbours, other side (as it is on the edge of the development) is public but very quiet woodland.
Has car parking directly in front of windows.
Back garden is at the side and rear of the property, so an L shape.

House B - neighbours on both sides so both sides of garden overlooked.
Car parking to the side so can't be seen from window.
Back garden is one rectangle.

I'd go with house B then . Trees can get huge and you can't guarantee they'll be managed properly

House A.
One the edge and only one set of neighbours.
Prefer the sound of the wrap around garden plus the quiet woodland.

The end one. Every time. I'd not want to back onto woodland for a start (think I may listen to too many crime podcasts). But also, who cares about looking at cars? They are innocuous and don't invade your privacy the way neighbours do. Also, less chance of having 2 noisy neighbours

Is there any benefit with House A in terms of being able to extend to the side, should you need to in future? Or is the L-shape at the side too narrow for that?

Instinctively I'd go for House A as prefer to be at the end and don't mind looking out on cars as long as there's ample allocated parking space.

House A because if you plant trees for privacy in house B you could be blocking the sun.

House A, less overlooked and one less neighbour to worry about. I don't think being able to see cars is that much of a disadvantage. Especially if you have a nice view of your side and back gardens.

It's difficult. But I would be worried about getting burgled if I lived in the one next to woodland. Although it would be nice to not be overlooked

Is there anything legal in place to stop further building on the woodlands? You could end up with just as many neighbours if they do and a less usable garden due to the L shape. Being overlooked doesn't bother me, I live in a town so we all are.

Neither as both sound like there would be issues.
Maybe wait for something else unless you've got to move soon.
