At what age do children stop screaming and screeching when they are playing and AIBU to not allow children up to that age to stay at my holiday rental apartment?

I know not all chidren scream and screech but many do. I’ve just come in from my garden because it’s getting noisy out there.

I’m about to rent out a holiday flat I own that in a quiet block with no other children.

I want my neighbours at the flat to be inconvenienced as little as possible and have a number of things in place to ensure they are not disturbed.

I’d like views on here about what age limit to apply.

Just advertise your holiday let as adults only - no children.

Fair enough saying no rowdy children, but you're still likely to get rowdy adults having a few drinks if it's a holiday let.

Apparently some children are incapable of not screeching, and the parents would be offended if you mention it. So if you want to be on the safe side, advertise "no children".

You can say “not suitable for children under 12”. May reduce your bookings though.

when applying make sure they fill in a questionnaire and ask if they kids screech. or if the adults have loud moany sex.

I let out apartments on airb&b and adults make far more noise than children!

I think it would depend on the type of place OP is letting out? A big several bedroom house on a children's petting farm, yes probably reduced bookings. A romantic one bedroom snug with a hot tub, probably not so much.

Some children seem to stop being screechy later than others, so you're probably best to advertise it as adults only if you don't want that. However, you also need to be careful about that leading to bookings groups of adults who want to party all day and night. Maybe focus on how quiet/peaceful it is in the ad and hope the party people assume it will bore them?

Kids are all different, but if you want them to be quiet then I’d go for no under 12s.

Your neighbours will be disturbed at some point if people are on holiday, there's just no getting around it. We Airbnb'd our place and age restrictions meant very little in the end - turns out that someone's age has almost no bearing on their individual personality or the group/family/couple's level of thoughtfulness toward their neighbours.

How many bedrooms does your apartment have?

Because if there's more than one couple of adults, there could be late loud noise from drunken silliness. If its children noise, at least it will stop at around 7/8pm. Adults playing music /sitting outside drinking and chatting until late could be far more annoying to your neighbours.

Say over 12s to be on the safe side. Or just say its suitable for a max 2 adults.

You're renting a place out as a holiday let, I don't think you're going to be on any of the neighbours Christmas card list regardless.

But I think that families with Children will likely be quieter in the evening and people are usually out during the day of on holiday so I would just not bother with any restrictions, making it adult only could backfire.

It's a tricky one, because children are so variable. We were once looking at a holiday apartment and realised it said no under-fives. We were booking quite late, so we contacted the owner and asked whether they'd make an exception, explaining that we had only one three year old (so no sibling noisiness), she didn't wake early, and she was still in nappies at night. We reckoned that covered most of the worries, and indeed, the owner was happy to agree.

I ask because if so, you might need to think about how you stipulate things to avoid sounding generally unwelcoming of visitors. Perhaps go with "this is in a quiet location unsuitable for dogs, large gatherings and children under 12".

It's common enough to say no to dogs due to the fact that some owners allow them to cause damage to the property. It's a flat, too.
