To ask how much a loft conversion costs

We’re thinking of converting our loft to give my youngest son a larger bedroom. Before we start getting to emotionally invested in the idea, I’d love to have even a very rough idea of how much it might cost. It’s a new build house so has W trussed roof. Staircase can go straight up from current landing. Would likely need planning permission as need one dormer and a few velux windows. And en-suite bathroom. Rough floor area would be 25-30m2. Anyone had loft conversion done recently who could give me rough idea of cost? Don’t want to waste trades time getting quotes if it’s completely out of budget. Thanks.

We have an attic with an existing staircase and were quoted for a dormer and en suite added, the quote was £27k.

Hi we had a quote for what you are suggesting bit larger space and was £30,000
We ended up forgoing the ensuite and proper staircase and dit it with a loft ladder for £9000.
2 large velux windows.

Ours was £35000.
Steels inserted. Proper full staircase to match the other floors, 6 velux windows, en-suite shower room and a free standing bath in the corner of the bedroom.

Just quoted £27k for master with en-suite, eves storage, 3 velux. No dormer though. I was estimated about 10k additional for that.

We did ours without an ensuite. Full dormer with Juliet balcony on one side, two venux windown on the other.

One large room and a small box room (DH's office) which can be remodeled into an ensuite.

£25K 8 years ago so I would say you can easily add another £5K or £10 if you want an ensuite

Thanks everyone that’s really helpful. £65k would be a bit out of budget but £27-35k would definitely be worth us considering! I think I’ll start looking into getting quotes. For those of you who’ve went ahead, any hints/tips would be much appreciated Smile

Quotes are going to vary hugely depending on the area you live.
16 years ago we had 2 bedrooms (1 double and 1 single) plus a large shower room created in the attic for around £55K (all finished) in Essex

Here in south east London latest quotes for not fancy in any way - 2 rooms, one shit shower room is £80 Shock

42k for loft in a bungalow so new staircase and 2 decent bedrooms one bathroom. No dormer though as space was big enough just 6 velux 2 of them large and one gable end window.
End of 2019.

£50k in Surrey seems fairly standard.

In the SE and 5 years ago paid £50K for bog standard hip to gable extension with rear dormer, master bed with small shower room. Would think at least £60k now.

I'm actually really surprised at how low some people are suggesting, but I guess that's regional variations for you!

Sorry should have said We are West Midlands. We went with a specific Loft Conversion company who were great as they just made suggestions and tweaked the plan as we went along. Didn’t bother with getting any drawings done or anything. The company managed all of the planning side and we just got sent the building Regs sign off certificate at the end so no stress there.
We painted as well saved a few grand but it was tiring. I did get them to lay the flooring so don’t forget about nailing down those details what’s included etc. For example what level of finish.

We were quoted £40-45k depending on a couple of layout variables 3 years ago. In East Anglia.

That was also a new build. We didn't do it, as we had a help 2 buy charge against the property that would have to be redeemed. We decided to move house instead.

Over 100k Shock That was a timber framed house though which makes it trickier. We didn't go ahead with it in the end though because it was too spendy

Wow yep looks like a wide variation in price. We’re in Scotland so hopefully might be at lower end of these quotes. Don’t want to spend much more than the value it will add to the house. But on the other hand, will likely still be cheaper than moving. And I don’t really want to move!

Sorry if this has already been said but prices are about to jump massively because of the steel/metal/steel shortage - so get the stuff ordered before 1st when prices go up by 16%😩😩😩

North of England just been quoted 30k. For an attic conversion in the loft. This includes having the ceiling of the floor below lowered.

We aren't sure if we should have it done or move in few years. Not sure I can face the disruption.

We are in the North and quoted as £50k….now thinking that’s too much. He also warned us about rising prices.
