To ask how much a loft conversion costs

We’re thinking of converting our loft to give my youngest son a larger bedroom. Before we start getting to emotionally invested in the idea, I’d love to have even a very rough idea of how much it might cost. It’s a new build house so has W trussed roof. Staircase can go straight up from current landing. Would likely need planning permission as need one dormer and a few velux windows. And en-suite bathroom. Rough floor area would be 25-30m2. Anyone had loft conversion done recently who could give me rough idea of cost? Don’t want to waste trades time getting quotes if it’s completely out of budget. Thanks.

Sorry if this has already been said but prices are about to jump massively because of the steel/metal/steel shortage - so get the stuff ordered before 1st when prices go up by 16%😩😩😩
Just to warn you OP prices have ALREADY jumped massively.

Timber is up 80% and labour costs jumped post brexit as not enough labour for jobs. Also demand is high as everyone is getting work done on their houses.

We got some quotes last year for an 18 metre squared extension that was roughly £20k in 4-5 estimates from builders

Having now got planning and plans drawn up, the cheapest quote we've had is £50k and the highest £85k. All are talking about 30wk waits for roof tiles, delays in steel and the massive increase in timber and labour costs.

So any PP who quoted prices from prior years, I'd add on at least 50% now.

Mine has just been started, no en-suite or dorma approx £22k we have added a few extras, outdoor improvements gutters etc so expecting around £30k. Local builder who we have used before. But we’ve waited 6 months for him

@bishbashbosh99 it will be next year at the earliest before we do it so will just have to factor in some price increases.

We done ours ourselves, £8k. Two velux window's, staircase, support beams, plaster, wiring, carpets etc. If you're good at DIY, its not that hard. Although didn't put en suite in, just an extra room for when GC visit.

@Wynston, when the architect was planning ours he emphasised the need for a safe corridor to exit in a fire. We needed to replace all the doors on the landing and to the hallway downstairs to fire doors. For this to be effective, you obviously have to get into the habit of shutting them every night.

To have an attic put in here we would need the stairs and doorways etc signed off. It's part of the surveyors, job to arrange it.

And honestly i am impressed that someone with just basic DIY knowledge was able to follow all the regulations. Here the stairs can't just feed off a landing, the stairs have to be a certain angle and fitting a staircase isn't usually a job a diy'er can just do for them to be signed off.

Has it been signed off as an additional bedroom?

About 65k here, south east finished in the middle of Covid. Large double bedroom and en suite. We did put in expensive bathroom fixtures and fittings, as well as air con so could have done it more cheaply.

Please put in air con- you will NOT regret it!

Ours cost £30K but that was 10+ years ago now.

It was only just viable as the pitch was fairly low (not all of our house had loft space due to a vaulted ceiling in the master bedroom - so the loft space is long and quite thin) - DH and I are average height so it was ok for us. It was to make an office space for DH - it has a small landing (1 velux) and off that is a small store room to the left and DH's office to the right (4 Velux). No bathroom.

I would guess because, if you do it on the cheap, it's not fully meeting building regs including as relates to fire regulations.

We’re terrible at DIY so we’ll definitely need to pay someone to do it! And I’ve heard stories about people finding it difficult to sell if these things aren’t properly signed off.

I don’t want to move-we love where we live. And the cost of stamp duty to move to similar would be £18k, never mind an extra £100k on our mortgage!

I’m wondering if now just isn’t the right time to be starting looking into this. Maybe things will settle down a bit next year. And that gives us some extra time to save up-just in case they don’t!

Can anyone update with more recent figures for loft conversions in recent months (or planned to start soon)?

Has there been a big jump in costs in the last few months?

Ours was £42k but it was late 2019. Big master with attached dressing room / bathroom. SW.

Ours was about £32k two years ago. Dormer, entire new roof, no en-suite, and they had to do a hip-to-gable conversion and move the wall of the existing box-room to put the stairs in. Worth every penny though, as it's given teen DS a lovely big room.

We own a building and maintenance company in the North east and are currently quoting around £40-50k after the increase in material costs.
