To be annoyed when they don’t include a floor plan

I love looking at property porn. I could look at massive houses that I cannot afford and in areas where I have no intention of living in, and imagine my lifestyle in those houses.

But what really annoys me is that sometimes they don’t include a floor plan!!!! How in earth can I know how the house is set up and decide how each room is being used???

I'm always suspicious of listings that don't show them, because it miss me think that they are hiding something.

I can look at a floor plan instantly rule it out if necessary due to room placement or sizes. It would save so much time on wasted viewings if it were included.

@purpledagger I think they are! It’s like when they don’t include a photo of the outside of the house or of the kitchen... I’m thinking ... hmmmmm

I agree purpledagger it makes me think there is a strange/undesirable layout or akward vendors.

I feel the exact same way. Been looking at flats for my University daughter for next year and no floor plans = frustration. Especially since sometimes the photos are poor, or obviously altered to make the rooms look bigger than they are. A floor plan with room dimensions is essential

I feel the same. Its really helpful to see the layout. We are looking for a 3 bed house and I don't like it when the 3rd bedroom is downstairs, much prefer them all upstairs.
And those houses without a photo of the front of the house, always wonder what they are hiding.

Floor plans are the best bit. I love playing furniture Tetris in my head, especially if there are interesting details like bay windows or sloping ceilings Smile

I always think they're hiding something.
I comended a beautiful property last month that included a floorplan, even though the only toilet was an old outhouse 300 feet from the house. I actually was more tempted to go look at that one than any house I've ever seen without a floorplan.

Someone needs to help me out here, but an estate agent recently told me floor plans are done when something else is done ((EPC maybe?) so if it's a rental property being sold it'll already have an EPC. Hence won't be done.

If that makes sense.

I find they are rarely included for rental listing, which drives me mad, as the layout matters as much to me if I'm about to pay (stupid amounts of) rent as if I were buying it - in fact, possibly more as there won't be anything I can do about it in future either.

When we rented out our house, the agent said they usually don't do them because it's not worth the expense for rental, but then we ended up preparing the house for viewing for umpteen people who then said, guess what, that the layout didn't work for them. Sigh.

I love a floor plan! Through my rightmove addiction I've got a perfect layout in my head for my next house, I'm just worried no one is ever going to build it! It needs 4 double bedrooms, 2 of which are ensuite, but the ensuite to the master has to away from any other room that might be occupied, and not over a communal area (I hate being heard on the loo, 😂). There needs to be a study and a utility room downstairs, as well as a double garage with a door leading to the house that I can repurpose as a gym. I need a large hallway with storage, and a large wall in the centre of the house for my white board which is mine and my husbands only means of organising our life that isn't the first thing you see on entering the house. (I work v strange shifts up to 80 miles from home, and he needs to whether I need dinner) I need a kitchen big enough for a 12 seater table and 2 sofas. I don't think it's too much to ask

I’m glad you all agree!!! A colleague (back in the days of office working) asked me why I was spending ages at lunchtime looking at floor plans for houses I wasn’t buying. She prefers browsing through the photos!

Glad im not the only one who likes looking at houses I could never afford unless I win the lottery. Love a floorplan to as some layouts are awful and you def need it to imagine how it would work

@muddledmidget I hate moving house. We live in a fairly big house and wouldn’t be moving for any reason.

But I have the ideal house in mind.

Basement: games / cinema room and gym
Ground. Large kitchen/ dining room with range cooker and island. Conservatory / sun room off dining area. Playroom, lounge, dining room.
First floor: 4 bed: all en-suite. Master with walk in wardrobe and dressing area. Large study / office. Family bathroom

Bonus extras: the house somewhere there would be another sitting room / snug. And an annexe for guests

Yes the floor plan is so important because it shows the layout. It's not just about the amount and size of rooms, if the layout is crap the house won't work. Also important things are missed.
Our house has a big hallway, which is a big bonus for us, but we didn't know until we viewed as there was no floor plan or pictures.
The floor plan needs to be clear though, some are awful.

Indeed, and I always think if something is NOT shown or mentioned, then it's because there's something wrong. I once had two agents measure my house completely differently for floor plans, one showed as much bigger, and when I queried it there was some legal wrinkle but it seemed dodgy to me so I went with the more honest one. Slippery buggers.

I always snigger when I see huuuuuge fridges or loos. So obviously when those fisheye lenses are being used.

Try looking for a decent rental!! No floor plan, no room sizes, often no photos, nothing.....drives me crackers!

It certainly makes me think that either the agent is lazy or there is something to hide when there is no floor plan - or indeed it’s missing a photo of the exterior from the road. Saw a recent listing where there was no shot of the front of the house, realised that it’s because it would give away the fact that the house was right next to a train station. Funnily enough the street view pin and maps was dropped slightly further up the the road and not a mention of it in the description.
