To be annoyed when they don’t include a floor plan

I love looking at property porn. I could look at massive houses that I cannot afford and in areas where I have no intention of living in, and imagine my lifestyle in those houses.

But what really annoys me is that sometimes they don’t include a floor plan!!!! How in earth can I know how the house is set up and decide how each room is being used???

Aibu?

Yes, this is so frustrating!

I’m tentatively looking ahead for when we move from our 3 bed to a 4/5 bed and no floor plan is a PITA! Also floor plans without measurements. Makes me immediately assume the rooms are tiny.

Wotsitsarecheesy · 05/03/2021 10:45

Agree - no floor plan, I'm not interested. Otherwise it's such a waste of time. The floor plan critical, and the first thing I look at. As a pp says, you can dismiss a house instantly if the layout isn't right.

Dailyhandtowelwash · 05/03/2021 10:49

I also find it interesting how often the description of a house, and the photos, will undersell the potential of a house when a floor plan makes it really clear that a random room is ideally placed to be used a study/extra bedroom etc. Photos will show something being used as a dumping ground for random furniture with no context.

LyndaSnellsSniff · 05/03/2021 10:50

YANBU

I feel the same when interiors magazines show amazing houses but no floor plan. Without a floor plan I can't get my bearings and the rooms are all disjointed.

minipie · 05/03/2021 10:51

Can I also add how frustrating it is when the agent gets the compass on the floorplan wrong

So you think you’ve found a S facing garden only to realise it’s actually on the other side of the road

If they’re not going to get it right why bother including it!

Dailyhandtowelwash · 05/03/2021 10:53

Because as so often with estate agents they don't give a shit, or aren't trained to understand what the point of the compass is!

Downthisroad · 05/03/2021 10:54

Yes! This was a particular frustration of mine when I was house hunting. Mind you, I still viewed the houses as my budget was low for the area and so we couldn't rule much out. A waste of time in some instances.

Maybe some viewers don't value the floorplans as much. When selling my flat there was a couple of people feeding back that "it was too small". Like "Yeah, it's a one bed flat, the dimensions are in the ad. What did you expect?"

Eteri · 05/03/2021 10:55

Forget floorplans, the thing I'm going to miss most about COVID is those mega lush virtual walkthroughs every third house has now. Please, can we keep them?

MedusasBadHairDay · 05/03/2021 10:55

Any missing images, whether floorplans or photos suggest they are hiding something. Saw one yesterday listed as a 3 bed, but only had photos of 2 bedrooms. Makes me suspect the 3rd bedroom is actually a glorified cupboard.

I liked the number of people who fed back when I was selling that they weren't sure about the location of my flat. It's not a military installation; you can find it on a map from your own living room before you trek out to view it! Although it was on the edge of a very popular postcode and I suspect the agents were recommending people view it who really wanted to be somewhere else.
Kendodd · 05/03/2021 10:57

Yanbu
Have you discovered the virtual tour yet? They're brilliant!
And , no, I'm not talking about a crappy hand held video (incase any estate agents are reading).

Abraxan · 05/03/2021 11:05

I like the, as I play sims. Well, not play sims so much as enjoy making houses on sims. I love a good rightmove search to find house plans I want to try creating!

Oldraver · 05/03/2021 11:08

I love floor plans, especially the weird ones

I was recently looking at one which was an old house and either extended or two houses into one and had a staircase to one bedroom then a separate staircase to other bedrooms

So if you h as d to go down one staircase through the house then up another to get the bedroom next door

Lolastarsandstripe · 05/03/2021 13:17

@Oldraver that would be perfect if you have guests: they could be out of the way!

Many moons ago I was looking to buy in London. London has lots of flats. I wanted a place without stairs due to a disability, I was still walking without a stick but stairs were a real problem.

Not one place listed it.

Some had floor plans but you'd think in such a big city there are going to be people who do not want stairs.

And surely one of the things about a flat is not having stairs, but no, they put stairs in flats and give them some fancy name as if it is a good thing.

Lolastarsandstripe · 05/03/2021 16:17

Aww.. that sounds crap @sashh. Did you find somewhere eventually?

If you want to possibly buy the place, YANBU. However, please do not support or encourage so-called 'property porn'. Unintentionally you contribute to higher property prices, higher rents and some people having to remain in coercive or abusive situations for longer (or at all) because of unaffordability of the alternatives.

Can you explain how this contributes towards that? Genuine question.
Lolastarsandstripe · 05/03/2021 18:30

@peak2021 sorry, I don’t understand how my moseying at houses I will never be able to afford will make house prices higher and stop someone who is vulnerable finding a home. Would you mind explaining? Thanks

I love a good floor plan

First thing l click on. I can visualise. Where is the kitchen? Is the main bedroom at the front? Love it.

NoIDontWatchLoveIsland · 05/03/2021 23:32

Floor plans are essential in seeing room sizes and relative proportions, layout etc.

People basically don't include them when they know their property is not generously sized or has a dubious layout.

My friend has a new build that is... compact. She was trying to sell it as a "4 bed" for a price that was really as high as the market might bear. She didnt include a floorplan because its immediately obvious from one that one of the "4" bedrooms is really a reception room (without it the kitchen diner isnt really big enough to count as a living room too). Surprise surprise she got no interest in the property

StopGuacAndRoll · 06/03/2021 00:47

Okay okay I am going to do confession time here.

I cannot visualise things. If I see dimensions on a listing I cannot tell how big or small that is. Sure you could get a tape measure out and show me but I still won’t get it.

I am that person who might feed back that a space is too small for my needs after a viewing.

Hands up who is on Rightmove right now though?

I can’t either. I find looking at my house’s floor plan for comparisons is helping me to see how big or small rooms are.
StrawberrySquash · 06/03/2021 12:37

@00:47StopGuacAndRoll That's fair enough. I learn the sizes of rooms in real houses and then I can compare. I know my living room is 4x5 and that is v helpful.
