To ask what you paid for your house v asking price

DH and I are (relatively old and inexperienced) first time buyers.

Can I ask what you actually paid for your properties in relation to the actual asking price.

I want to go in with a rough guide %wise as to what to offer..... GO!

I paid the asking price for my 1st house (young and naive!) and then for our 2nd we paid £170k vs an asking price of £210k. We didn’t negotiate. We went in with a ludicrously low offer that was all we could afford, expecting just to walk away at that point and they accepted it!

Like you FTB, and later in life. We found a property for 285k, we both loved it, and viewed with three other couples, and all of us put in offers. So we ended up with the full and final offer scenario, and we ended up having our offer of 290k accepted. Two other couples apparently offered the same but it was our FTB position that swung it.

Like a PP, this is a beautiful house, we both loved it from the moment it appeared on Rightmove, a forever home, so we felt the additional 5k was worth it.

Up for 360, came down to 357, we paid 347500

Ours was on for approx £260 and we paid £217500.

Please please don’t be afraid of going in low. You can work your way up - but not really down.

In 2006 we paid 400k less for the home we are now in. And that’s 14 years ago when 14k was a a lot more than it is now.

We bought five and a half years ago. Was advertised at 370 and we paid 342. Buyers were desperate to complete their purchase and we were first time buyers so no chain which helped with negotiations.

Asking was £179950 we offered £167000 and had £173000 accepted.

This was before xmas. We moved in just before lockdown. First time buyers! Never been so stressed in my life!

They wanted £325,000 paid £324,000 Blushnegotiations are also not our strong point.

We paid the full asking price of 325k because we loved it and couldn't bear the thought of not getting it. Looking back I know we could have haggled but I don't care because it's perfect for us.

we were FTB last year when we bought our GF flat, 1 bed. asking price was £250,000 and we ended up paying £240,000.

2014 - the selling price was £105,000 and we paid £94,000 but it had been sitting on the market for months with pretty much no interest. It was a head rather than heart decision and it’s taken me years to come around (although it is in the worlds most perfect location) and it is home. We’ve also spent a lot more than the difference between asking price and what we paid in work that needed done
So swings and roundabouts.

We’d actually been looking at another house (which I adored as in seen it Thursday evening, offered full asking price on Friday at 9.00am) and we went way way way over asking price. Except it was in a fantastic place, was beautifully finished and the lady was emigrating so happy to leave white goods etc. Sadly the only other people to have looked at it had a higher budget.

Valued at £127,000, the house was on the market for around 9 months. They then dropped the price to £125,000 when we found it. We paid £120,000.

Up for 94,500
Offered 90k and they accepted it with no negotiating.

We previous had agreed a sale of 107,500. Up for 110, we offered 105 and the vendor asked to go in the middle.
Mortgage valuation came back at 98k so vendor put it back on the market as we didn't have any more cash to offer

Paid full asking price £155k as first time buyers. It was competitively priced anyway considering the work they had done to the house and they were nice people.

We had offered under on one other house which was way way overpriced. Surprisingly enough it wasn't accepted. It took four years to sell, at 10k less than we'd offered Grin

2014, offers over £200k, paid £210k.
At that time as FTB no one was getting anything under asking price in our area!

Listed originally at 169,999 and I viewed when they dropped it to 165,000. Offered 150,000 cheekily as it had a 20 year old boiler and central heating and a few other bits of DIY that they’d bodged that I didn’t think warranted the price. Settled at 157,500 I think.

That was 2012 and I still haven’t had the boiler done! The sale took ages to go through and then at the last minute they delayed it to avoid paying to get out of their fixed rate mortgage. It took so long they ended up getting the double glazing done so all turned out well in the end!

Ours was a new build show house, was on for £392, we offered £360 we bought for £375, including all the furniture etc, we had already sold and it was the last house on the estate so good position and they wanted rid.

We were in the same position last year - house is a new build up at £450k. We paid 424k and got an upgraded kitchen and flooring thrown in & also they paid our stamp duty.
