To think I was ripped off by this cleaner?

Had an end of tenancy clean a few weeks ago. 2 bed flat in Hampshire and it cost £303 + VAT!

Is that right?

Do you have a breakdown of the hours and any extras on the invoice as without knowing what's included it's not possible to say whether it's unreasonable.

If you work that out at say £10 per hour, it is over 30 hours of work. Did they clean your flat for anywhere near 30 hours ?

It depends on what was included. Did they wash windows, wash carpets, do any laundry, clean couches etc? All that can be extra. Didn’t you ask for a quote before they did it?

Nowhere near 30hrs.

It included general cleaning, oven clean and carpets.

A professional oven clean and carpets would be about £150. Did they do a good job?

Sorry, but seeing as you had a professional oven clean and the carpets cleaned, that's actually not bad. Just for the non-specialist EoT clean (no carpets, no oven) we'd expect to pay £150. Plus with the oven and all carpets on top, it would come to a similar amount.

Sounds about right to me. End of tenancy cleans are not like a usual clean - last one I had had two people there for about 7hrs. Plus use of a carpet cleaner machine etc.

Didn't you get a quote first?
Also, did you engage the cleaner, or was it going through a third party, such as an estate agent?

Could well be the payment to the cleaner, plus cleaning agency commission, plus estate agent commission...

@Herpesfreesince03 I did but I'm a bit naive sometimes and haven't had it done before. Since then many people have said I was ripped off. Just wandering really.

Did you arrange the cleaner direct?

If it's a company (charging vat).
Your paying for the service not the direct wages. The service is made up from labour, materials, running costs for the business

Or

Was it the usual rip off estate agent who charges you £300+vat but only pays someone £50 for doing it. Estate agents love any charges to rip people off

I do end of tenancy cleaning and domestic cleaning. I charge 13p/h domestic and flat fee for end of tenancy. That invoice looks around the ball park I would charge for the work listed. I charge more because its far more back breaking than normal cleaning (I upend double beds move fridges etc) and its not regular.

The breakdown doesn’t seem too bad, but I understand why you’re surprised - getting a large bill is never pleasant. However, if they did a good job then I think the price is fair. I did it myself once at the end of the let and it took my ages!

Not a rip off. Looks normal.

Remembering that a 1 off clean is going to be more expensive than a regular clean because it's a deeper clean and you are a one off piece of business so you will be charged a higher rate.

15ph around here for a regular domestic cleaner who provides their own materials that comes with the relevant insurances etc

I have a cleaning company, this is fairly similar to what I would charge for an end of tenancy.

Possibly a little higher than what I would but it is quite normal.

That’s in line with what I’ve heard people pay. The company has to make a profit, plus staff costs, etc etc

I live in North Hampshire and had an EOT clean for my 2 bed house last year

Cost me £300 or £350 no vat can’t remember exactly, company was small and was not vat registered

The thing is... if your inventory says it was cleaned for your tenancy and you don’t professionally clean the property, the landlord or their agent will charge you a shit load more to do it... it’s a cost of moving, it’s peace of mind and for £300 vs your deposit, it’s worth it. I’m an ex inventory clerk. I know what a professional clean is, it’s always worth it.

If you asked someone to come and clean just your oven, hob and extractor hood etc it would cost more than £100 all in. If you asked for someone to clean the carpets, it would cost a good £100. Hoovering, wiping down all woodwork and doing it to a EOT level is more than a weekly clean would do.

You’ve saved yourself a lot of hassle, don’t doubt this decision.

That seems pretty reasonable to me. I'm surprised the carpet cleaning wasn't more if I'm honest!

End-of-tenancy cleans aren't the same as normal cleans. You had your entire home, oven and carpets cleaned for you to a professional standard. Remember, they need to pay their staff out their earnings and pay tax, plus pay for equipment.

Their profit won't be anywhere near what you paid.
