AIBU to think I could put a shower/toilet here?

Hi everyone, I'd really appreciate some advice, we've been trying to find a house that ticks all the boxes for ages but it doesn't seem to exist so are wondering if we can make adaptations instead.

From looking at the floorplan here, do you think it would be possible to put a shower room (or even just a toilet) in the upstairs of this house without losing the third bedroom? The soil pipe is in the cupboard indicated by the red arrow.

Thanks for any wisdom, my partner is adamant it wouldn't be possible!

You'd be best asking a builder or plumber rather than AIBU.

We had a toilet in what was an airing cupboard in an old house, so depending on the dimensions, it could work.

The bathroom is currently on the ground floor, off the kitchen.

It would be fairly difficult, what is the cupboard near bed 1? A macerator may be an option if it was large enough.

Why does he think you can’t put a toilet or shower in the third bedroom? Assuming you have enough water pressure to have water pipes upstairs I don’t see the problem?

Would go for trimming a wee piece off the space between bedroom 1 and 2. Seen that done before.

I don’t think there is space. Even just a toilet would need a meter width (wouldn’t you need a sink as well? A bit disgusting otherwise!), which would make the third bedroom 2.5 x 2.5 m which would be very small. You’d also have to walk through the third bedroom to get to the new toilet which is not ideal in itself but would also restrict what kind of furniture you can put in the third bedroom and still retain a space to walk to the back with the toilet.

Technically yes. But you would lose a lot of that room. I wouldn’t bother. But then I’m not a fan of downstairs bathrooms, particularly if off the kitchen.

I’ve had an en-suite put into a bedroom where there was no soil pipe previously but it was a huge room and still left lots of space.

You can’t put a toilet/bathroom between bedrooms 1 and 2 because all the pipes would then come out in the middle of the open living room/dining room space.

The 3rd bedroom would end up very small and I would say almost unusable. You'd have to walk through it to get to the toilet and shower.
What are you planning to use the 3rd bedroom floor?

I wouldn't buy a house with a downstairs bathroom and converting a bedroom upstairs to a bathroom means losing a bedroom which isn't good. I think you'd be better off looking for another house.

If you had the money I'd turn bedroom 3 into the bathroom, then make bedroom 1 into two bedrooms and use bedroom 2 as your master

Bedroom 3 can’t be easily turned into two because of the large central window. Also creating a door to access the second half from the corridor would eat into the first half.

My parents did exactly this. Downstairs bathroom so they put a loo and a sink in a cupboard upstairs. It's tiny but it does for in the night

Have you already bought this house if not I would probably look elsewhere as even if you could stick it partially in a cupboard would everyone not be walking through someone else's bedroom to get to the toilet? If you have bought it how old are your kids and how many of them? Could you do like a pp suggested make bedroom 3 into a bathroom and split the biggest one in 2 and master be what was the middle sized one? Or extend into the loft although you might then want another toilet on that level too.

Our house has similar layout but the third bedroom has been converted to a bathroom. We did a loft conversion, now we have a third double bedroom up there instead. I couldn’t live without a decent sized upstairs bathroom - that layout where you have to go all the way through the living room, kitchen etc. to get to the bathroom would be a real pain at night.

Definitely doesn't look like there's room. Turn bedroom 3 into a bathroom and do a loft conversion if that's a possibility.

The floor plan is similar to a row of houses nearby. One of them (only been inside one) has used part of bedroom two and turned it into a bathroom. They've used the end furthest away from bedroom one but it's still a useable room.

The floorplan is very similar to my old house. We went up in to the loft which gave a good size double and an ensuite and then turned bedroom 3 in to a big family bathroom. It worked really well.
