AIBU to think I could put a shower/toilet here?

Hi everyone, I'd really appreciate some advice, we've been trying to find a house that ticks all the boxes for ages but it doesn't seem to exist so are wondering if we can make adaptations instead.

From looking at the floorplan here, do you think it would be possible to put a shower room (or even just a toilet) in the upstairs of this house without losing the third bedroom? The soil pipe is in the cupboard indicated by the red arrow.

Thanks for any wisdom, my partner is adamant it wouldn't be possible!

I think it would be possible between bedroom 1 & 2 (that's best for space) we had a shower room in that exact location in our last house. There was no window, as it and it was the adjoined side of the house. Pipes came down into the living room and were boxed in, you can make a bookshelf alcove. We didn't put it in though, so no idea of cost.

You need to check if there’s enough room going by building regulations otherwise you will struggle to find someone decent to do the work and would have it flag up on any surveys if you ever tried to rent/sell.

Can I ask why in the 3 rd bedroom?
We bought a big house that we’ve split with my mum. Means we had no downstairs loo in our bit. Large hallway though and an area infront of the cupboard under the stairs. Dh put à macerator toilet in (sink on the cistern) and the piping goes up and down into the loft, under the loft boards and out to the drains. Bit of a journey for waste and so we tend to try to have it as a no poo loo 😂

Maybe you could fit in a toilet and small sink, at a pinch, but I don’t think you’d have room for a shower as well if you still want to keep it as a bedroom.
