We moved into rented property in September. All good since then. All contact through letting agent, no sign of landlord whatsoever (not an issue from our side, just background).

Our washing machine, which was included in the property (built into a kitchen cupboard) has packed up - this was Friday night. Partner opened it when he thought it had finished running; all the lights were flashing madly and it was half full of water. Partner, being a bit dippy, opened it, obviously water spilt everywhere. All fine, we mopped it up. Partner checked all other appliances - no issues with clocks flashing on oven etc so not a power issue for the whole house. He set it off again, thinking it was a one-off. It happened again, but this time the machine has locked up, 3/4 full of water, and all our dark clothes.
I got home, tried to run a drain-only cycle - no doing.
Partner called the letting agent (LA) first thing Saturday, and they said they’d contact him after they’d spoken to the landlord. About 4 hours went by and he didn’t hear anything (I was working all Saturday), so, frustrated that we hadn’t had any news, I sent over an email letting them know what was going on, and telling them we need a resolution (have a child, we need to be able to use the machine we’re paying for, etc).
I then rang the property department directly (LA had replied to the email and gave me their direct phone number) and they said they’d give the landlord a call and see what he wanted to do. LA rang me back, said landlord didn’t want to call out an emergency plumber, apparently the washing machine is within warranty, so he wants to call the manufacturer. LA apologetically said that this meant it was out of her hands.
I enquired (as calmly as possible, thinking of our stagnating clothes) whether there would be a reduction in our rent this month given that we can’t use the machine that is an appliance which our rent takes into account, and that as our other clothes will need washing soon, whether the agency will be covering the laundromat charges we’ll end up using (no local family we can ask). LA got a bit flustered and said she’d ask her manager and would call me back first thing Monday. Landlord apparently has no idea where the guarantee documents actually are, so even if LA calls us back Monday, god knows when the thing will actually be fixed!!

Here (at last, thanks if you got this far!!) is my AIBU:

AIBU to ask if anyone can advise where, legally, I stand on this? I’ve read through the contract and it doesn’t mention this specifically. Are we required to pay the full rent if we’re not getting the use of the appliances which are included as a part of it? Rent would obviously be lower if white goods are not included. If our clothes are mouldy and no good after however long in the washer, will we be able to claim on any replacements?

Any advice welcome!

And yes, if it's not draining then it's most likely to be the filter, which you can sort out yourself.

It sounds to me like the filter is blocked. Open the panel at the bottom of the machine, have a bowl and some towels ready and let the water out and I suspect you will find that various bits of debris come out and that the machine veil then run fine. It's an easy enough fix, one I've done several times - one you should be able to do before you bother anyone to be honest.

And if it's the filter then it won't be covered by any guarantee. It's equivalent to claiming on the guarantee for your vacuum cleaner because the bag needs emptying.

Op you’re being ridiculous. Or offer to pay the emergency call our and ll pays for repairs if you need it to be seen so urgently.

Don’t fancy that? No neither does your landlord.

How old are you, OP? Is this the first time away from home?
Listen to the advice above, you cannot simply withhold rent for this type of issue.
The LL has every right to want to go through the proper channels to get the repair sorted.
YABVU expecting it to be resolved within four hours on a weekend.

Lived in my house for 4 years have a really good relationship with my landlord she’s lovely. My hot water broke the day before I was going in to be induced to have my baby she had it fixed within 6 hours god knows how and how much it cost but it was done so I didn’t have to worry while in hospital. Also my washer broke when my baby was around 4 weeks old it broke late on the Thursday and I let her know the Friday lunch time and I had a new washer sat morning. What I’m saying is it takes time you can’t just demand things. Other than the hot water which is her issue I didn’t expect her to sort the washer I was fully prepared to buy one my self I think you should have a little emergency float for things like this whilst renting.

Oh, and if you clothes get ruined, for whatever reason, then your only claim would be on your own contents insurance.

If you want to stay in that house then I really think you need to fix it yourself (it'll be the filter) and do a lot of apologising for your unreasonableness.

If it's the filter, you will be charged for the plumber visit.

Also. 0eople should NEVER withhold rent. Never. That puts tenants in a wrong even if landlord was unreasonable.

Yes YABU. It happened on Friday night and it's Sunday morning. If it were our washing machine, we wouldn't even be able to get in touch with anyone till Monday morning! Confused

I’m not sure why you think all your clothes will be ruined? They should be able to survive being soaked in water for a bit whilst you drain the machine #overdramatic

I liked the 'as calmly as possible' bit in the OP too GrinMust have been difficult to stay calm with the trauma of following up a non-emergency email within four hours of it being sent on a Saturday while your clothes were a bit wet for a few hours. Thoughts and prayers.

We had a tenant like you (when we rented out due to moving away for work for a few years), with the difference that she demanded we buy a washing machine when there wasn't one in the first place. She then broke it. Twice. Feedback from plumber was that she had overfilled it and forced the door closed. Second time the door was irreparable so we had to replace it. We also had to replace her front door lock THREE times (because it turned out her SN son kept slamming it). And we never worked out exactly why the oven needed replacing...

@Daddystilllost yep but I wouldn’t be renewing at the end of the term - would you? Also if op does withhold rent - a section 8 could potentially evict her.

You can ask for it back at a later date

But he can and will evict you if you withhold your rent

Manually drain it (undo the little door at the front near the bottom and there will be a rubber tube with a cap on it). Have old towels handy for any spillage but direct the hose into a shallow bowl.
Then put it on for a spin cycle.

Last time mine wouldn't drain was because the pipe to the sink was blocked as it had a kink in it. Easy to fix.

YABU, IMO. Yes, of course you have to pay the full rent still. The washing machine/white goods are included at the property, but don’t affect the rent, which would be the same without them. My tenants had a similar issue, which I resolved ASAP, but tbh, unless it’s a dire emergency, I’d hope not t9 be contacted at a weekend or harassed. If the heating/hot water went off, I’d be there, but a washing machine failing does not constitute an emergency.

And to answer your question, I think YABU, and over-reacting a bit.
Do what everyone else in the world does when their washing machine is temporarily out of action. Either borrow a friend's, go to the laundrette, or hand wash essential items for the duration.
You will not qualify for a rent reduction, fgs!

YABU yes it’s inconvenient but you have to give them time to sort it out, it is not an emergency
