Good evening lovely people, pls I need ur honest advise about these area Erith. Currently renting a one bed room flat with 2kids and husband at central london. We found a lovely 3ded room house at erith quarry, I dont know anything about dis area and I'm a bit worried. Pls how save is dis area DD start nursery as well, I leave home really early around 3am and back really late 2pm sometimes. Do u recommend erith? Thanks

It's quite the area.
In that I wouldn't move there if you paid me.
There's a reason it's reasonable price wise.
I wouldn't want to be in Central London either but Erith is not great.

OP, as someone who knows the area very well I would not choose to move/live there.

It's not a very nice area and, as a PP said, it's Brexiteer / Tommy Robinson central. I certainly wouldn't be walking around there at 3am.

I was about to say that it used to be full of National Front/BNP types, but it would seem that it hasn't changed much.

I'd give it a swerve, personally.

Erith isn't ^that awful.
The houses at Erith quarry are awful though. Massively overpriced for what they are, problems with the builds already and far too many crammed in.

There are far nice areas within close proximity where you could buy a decent house for less than one of those dire overpriced boxes.

Look at welling, bexleyheath, sidcup

Sidcup for sure. Just moved here from Bexleyheath (not the worlds biggest move). Loads going on, some decent bars and really good restaurants popping up, 20 minutes to London Bridge.

Sidcup is good but maybe too expensive...... bexleyheath would be a cheaper but still nice alternative. Both have good schools.

@TeddybearBaby thanks I just check, it too expensive. My budget is between 380-400 for a 3bedroom semi detached

Look in the DA15 side of Sidcup - there are many houses around or below that price range. Safe area, green and good schools. Or a few in DA14. There are some ex Local authority properties in SE9 (Eltham) or Plumstead Common around that budget too.

If you can't compromise on space you have to compromise on location. Not many other places where you will get a 3 bed semi in your budget. We've chosen a smaller house precisely because I don't want to live somewhere like Erith. I can't think of anywhere in the SE where you will get that in your budget.

A cheaper area is BR5/6 - St Mary's Cray - close to Orpington. Good journey into London but I think the local comps are not great. There are super selective Grammar schools close by and in the neighbouring Boroughs.
Dartford also worth a look - Crossrail will eventually extend there but the journey's slightly longer than from Erith.

Thanks for the support guys, will check all dis area. Dartford is too far, need to get to work for 5am. Even if it a 3bedroom flat in london will definitely compromise on dat

Was going to recommend dartford and Greenhithe but just saw your last message. New eltham might be good!
