Good evening lovely people, pls I need ur honest advise about these area Erith. Currently renting a one bed room flat with 2kids and husband at central london. We found a lovely 3ded room house at erith quarry, I dont know anything about dis area and I'm a bit worried. Pls how save is dis area DD start nursery as well, I leave home really early around 3am and back really late 2pm sometimes. Do u recommend erith? Thanks

Cheaper than Sidcup as well because it’s in zone 4.

DP’s cousin lives in Welling, and it has a lot going for it; good transport links and high street, house prices not crazy. Also a decent football team. If I was going to move back to London, I’d have it as an option.

You might struggle to get a decent 3 bed in welling with your budget though.

Don’t do it, the crime rate is high it’s not a place I’d want to be out at 3am. Look at Bexleyheath, crayford or bexley village, local to Erith and much nicer.

Have just check all dis areas, cant find anything I like within my price range. It just so frustrating I really like the show home I saw at erith, but the area is the problem Sad. I dont need anything social I just want a save environment for me and my family

I think the problem is a shiny new build will not compare to an older property that might need some work. However, with your criteria, you are probably going to have to compromise somewhere; location vs safety. There are lots of new build areas (Springfield Park) near Gravesend for example but this will mean a longer journey. On a £400K budget it will be difficult to find a house within 45 minutes travel to central London. Did you look in DA15?

Hi mumsnet, I am back again. Thanks to ur advice regarding erith. We are back on house hunting but could not find anything with our budget at some of the area u suggested. Hubby found a lovely place at North london Bowes Road precisely, it easy to get 2 work too. What do u guys think about dis area, I know nothing about North London

New homes are again up for sale in the Quarry. Seems really nice and location seems OK compared to other areas in London. It is a close community and they even have their own school. Other good/outstanding schools also available nearby. Any specific reasons why we should avoid this location?

I’m new to the site so please be kind 😀

At the begging of the year I reserved one of the new apartment plots at the Quarry that was meant to be completed by end of Summer 2023…we were recently told it’s been delayed by over 6 months and now likely to not be completed until Jan/Feb 2024…due to issues with procuring materials and builders…I’m cutting it’s very fine with my mortgage offer that’s will expire in early 2024….anyone else buying one of the quarry apartments and fed up with the many ongoing delays?
