Begging for some advice on how to get our house to sell... I need a miracle.

We have been trying to sell our house since April. The bloody thing is taking forever. I am beyond impatient now and don't know what the heck to do... I want our house to sell ASAP.

Side note: House is on at £550,000.
We've had 3 buyers. All chains collapsed.
6 offers between £543,000 and 575,000.

Reduced the house to £550,000 from 575,000. Thinking of reducing again to £535,000 but EA saying wait.

The house across the road sold in 3 days!

Changed EA once as well... apparently the house is perfect, neutral colours, tidy, clean... etc.

HELP ME...

Don’t get your heart set on completing that quickly if you get a buyer. It’s very rare. 10-12 weeks would be average

If you advertise yours as chain free you have to be prepared to go into rental, you can’t then wait until to find your property. Well you can, but it’s going back on your word

@tomboytown I am absolutely fine with going into a rental! Happy to stay chain free!

Puts us in an excellent position to sell and have cash in the bank when we offer. So no problems about renting and taking our time!

PP is right in saying please don't get your hopes up for a short completion - even if you find a buyer in the perfect circumstances, things can crop up that you can't predict.

We're trying to move at the moment too and our EA is nervous about the situation of first time buyers re Brexit. Given uncertainty about future of property market etc it seems feasible that first time buyers (at least those who aren't in a rush) may decide to wait a few months to see if prices drop. In fairness I think that's probably what I would do if we didn't have somewhere to sell. And without first time buyers you'll end up with a load of chains that are ready to go, except they're missing that crucial link at the start of the chain. Might that be what's happening in your situation OP?

We did everything in 2 months. Tbh we could do in 7 weeks probably 6 but not less. We were in rental and our mortgage came in very quickly (less than a week) . The vendor was selling an empty house and did all paperwork extremely quickly. The house was quite straightforward so we didn’t do many surveys. I would say that the main delays were to get an appointment with a mortgage advisor ( they’re very popular!) and then to find a surveyor but it didn’t matter for us 7, 8 or 9 weeks so we were happy to wait a bit.
I suppose you can push it really hard and make it in 7 weeks but you need cash buyer or someone who’s in rental. You and your buyer also can’t use the cheapest solicitor, surveyor, etc. The cheapest options usually require longer.

They aren't bypassing the agent!

One lady is so lovely, she is selling due to divorce and was so upset when her chain collapsed. She is desperate to buy ours, but we had to go back on the market. We keep in regular contact - but her house is really expensive, top end and will take a while. The other couple have been trying to sell for a while too and email us regularly to see how we are getting on.

Sorry to be dim, but there is every indication that you and the wannabe buyers are in direct contact, with no mention of them contacting the EA about the availability and price of your house.

@greenlynx that's good to know. Our solicitor is a recommendation for being quick. Just depends on the buyer... fingers crossed for an offer this week!

As your offers have been high it doesn't sound like the price is the problem. It may be that you have lots of houses in your area up for sale.
If it's chains collapsing there is nothing you can do as the chains would collapse regardless of the price.

...and there's your answer for you right there.

You've mentioned previously that other buyers have said the garden is too small.

and that your next door neighbour's garden is larger/their layout is better.

Yet to date you've still persisted with asking for the same price as your neighbour's house, despite it being perceived as less attractive by some buyers.

Even though you'd mentioned the estate agent has said to keep with the price, you control what happens with your house.

If you want lots of interest and multiple potential buyers on the table, you'll need to lower the price a bit so you get the volume needed of people who think they may be able to get some value despite the perceived shortcomings.
