Begging for some advice on how to get our house to sell... I need a miracle.

We have been trying to sell our house since April. The bloody thing is taking forever. I am beyond impatient now and don't know what the heck to do... I want our house to sell ASAP.

Side note: House is on at £550,000.
We've had 3 buyers. All chains collapsed.
6 offers between £543,000 and 575,000.

Reduced the house to £550,000 from 575,000. Thinking of reducing again to £535,000 but EA saying wait.

The house across the road sold in 3 days!

Changed EA once as well... apparently the house is perfect, neutral colours, tidy, clean... etc.

HELP ME...

Op...its either over priced or has a problem. If not prepared to link no one can tell you. All i can tell you is in my area houses are selling in a day, same in my parents and cousin area. Im in the middle of the country, parents are more south and cousin also south. If priced right house will sell. Suspect photos might need redoing. Take off market, refresh and relaunch...people wary of houses that been on the market for some time...susjects problem

No, not for a while.
But if your neighbour sold in 3 days it’s probably not the market that’s the issue.

There isn't really any advice to give if you say there is nothing you can change and you won't post a link. Hopefully September will bring a buyer who can complete to you

Ok. Well no there’s nothing you can do to stop chains collapsing. Other people’s purchases are completely out of your control.

Because your saying “help me” but EA has told you there is nothing wrong with the house or the price ....

So firstly are you worried about the look / feel / layout ? I suspect not - so we can’t help you with that esp if you won’t post a link

Regarding your local market - you don’t say where you are / if there are loads of other houses on the market / if there is loads of newbuilds being built /,if you’re near a planned dual carriage way that’s yet to be built etc... - so we can’t help with that either

If you’re looking for reassurance regarding the housing market and Brexit/ that’s not something anyone here or in parliament or in Brussels can give you reassurance on ....

What do you need help with ?

What’s different about the house across the road? Has it hit the same floorplan? Same amount of land? Is it as close to the school?

‘House across the road sold in 3 days’ is utterly useless unless the house is identical to yours in every way.

Well generally op when things don't sell they are over priced. There is a reason your neighbours sold and yours didn't.

Thr market is slower and house prices are depressing, but clearly properties are still selling, it's not a massive dip.

Without a link, and I agree it can be harsh, they can also though be very complimentary it depends on the house. I would say though, your reticence to post it would indicate you're not as confident in it as you say, because you're concerned it will be ripped apart.

Property still selling fast in my area. But as we don't know yours, it's hard to say what is happening where you live! Really, this thread isn't going to give you what you want OP.

But you've had 3 different buyers, so that suggests it's not price or presentation that's the problem. Probably it's just bad luck that the chain keeps breaking down. Either reduce it so that someone snaps it up as a bargain or just be patient.

Mine's been on since April too. We've had about 6 viewings on it and none in the last few weeks. We've dropped the price and still nothing. Everything else is selling. So frustrating. We're now changing agents.
